Last I saw the official average for YH had dropped to around 500K (as opposed to the average for Yorktown, which was lower). Overall I'd say prices are down 30% from the peak. A house in my neighborhood that sold for 1.3M 3 years ago just sold for 950K. Of course, the average will vary dramatically depending on which part of YH you're talking about. In some neighborhoods the average has got to be closer to 400K. In areas such as Kitchawan and Teatown the average is probably still in the 900's or higher. Currently the houses in the my area (Huntersville) that are for sale range from 2.5 million to 500K (by far the cheapest). Taxes haven't gone up much.

dma1250 has a great handle on their town which is always good to see. Knowledge is Power! Yes, averages have dropped considerable across Westchester, Putnam, Dutchess and the surrounding counties. I am not aware of a single town south of Albany that held value in 2009. There are a few in Wester NY though.

No one should perceive the cost of a home with taxes though. Those are two different worlds. Even if your homes value dropped 50%, your taxes will not. Taxes are the Operating budget for, Village, Town, County, State and School divided up among the property owners living within its borders. (School District borders do not follow town or county lines) The only way to get property taxes to decrease is if spending is not only curbed, but reduced beyond current spending. It has happened in some spots, but very rare.

There are many great deals out there for buyers looking to move into Westchester County!

our taxes are 1200 a month. School and town with 3/4 of an acre and a 1800 sq ft house. It depends on what part of Yorktown and WHICH school district you fall into. We are in Lakeland where the school taxes were always higher.
