Hi Friends

I'm sure you can all relate.

My wife and I are currently looking for a house, but stumped on an area, and could really use your help

[We live in Bayside, Queens now, and both work in Manhattan

We want to be close to family (Our immediate family is in Queens and Northern NJ - Pompton Plains & Wanaque

As well- Were long term people, and are looking for a house we can raise a family in

Deal breakers

* A difficult commute from NYC. (Ideally under an hr commute - able to walk to train station super bonus
* An area which is too far from the family.
* Ridiculously High Taxes. (I feel like almost every area in NY Metro is a bit high

Must have
* Good school district
We have no problem sacrificing the size of a house, for the conveniences listed above.

All suggestions and ideas are greatly appreciated

I'm assuming that you both work out of GCS? If so, you are stuck in lower Westchester. Anywhere with good schools is going to have taxes of at least $15K a year for a home starting in the mid $600's (needs updating, less than 2000 sq. ft.). What is your budget?

Homes truly walkable to the station are usually right next to the station (and noise), or get snapped up very quickly and fetch a premium.

If high taxes are a concern, try Franklin Square in Long Island. Their school is a blue ribbon school and depending on what you buy, could cost less than $12K/year in taxes. They have a train station where the commute is around 30 mins to Penn Station.

If you stick with Southern Westchester, be prepared for high taxes. You'll need to go north to somewhere like Bedford to get a more reasonable tax bill.

anywhere near a metro-north station would do just fine along the harlem line that is and hudson.

Thanks to all for your replys.

Price is a great question. My guess- I won't be able to go anywhere for under $750K - $900K.

As for taxes- I guess we would sacrifice a higher tax cost vs. a good school district and some space.

My biggest concern- Owing Uncle Sam $30K a year. As we all know- Taxes go up - not down.

Queens is certainly an option.
I really like the idea of Franklyn Square (I think thats LI?).
I've never heard of Bedford, so will do some research.
qjbusmaster- Any specific areas along that line (I'm really not familiar with the area, and would appreciate any guidance you can give.)

$750-900k gives you a lot of options. River towns, Eastchester, all options.

Hi
I live in Croton On Hudson a 45 minute train ride to NYC.. and a great schedule. Croton schools are considered to be very good. Depending on your price range, that will help you to select a town.. The Further south in Westchester you go the higher the price of a house. Croton can range from high 300's to wherever you want to go.

The train is only 45 minutes if you can catch an express. Before going off what anyone else tells you, you need to look at the MN schedules and actually ascertain when you would travel. For us, there is no getting around a 70 minute train to Croton, and if you are looking for 1 hour door to door you really need to be less than 35 minutes on the train. We are fairly close to the train on both ends and it still takes an hour door to door on the express train from Larchmont, which is very far south.

Yes, Franklin Square is in LI.

Look at Stuart Manor and Garden City South also.
