I am considering buying a home with the intention of adding a master bedroom and bathroom to the house in the future. We love everything about the house, just the area is small and we might need an addition sometime in future. It was built in the 1950's and is a no step ranch. The rest of the home has been remodeled, so it would not need anything else. We can do some of the worklike painting etc. ourselves, but would need a contractor to do the bulk of the job. We would get all permits etc ourselves based on designs made by an architect or could do a basic schematic ourselves as well.
Any idea of a ballpark figure for an addition we would go with reasonably good fixtures / wall finish etc. 15 X 10 area for bedroom and an additional bathroom. HOw would costs compare with adding a room on 1st floor vs adding a second floor.
I would really appreciate a response on this

i would plan on $30,000 to $45,000 for going to a second floor vs. a first floor.

then don't forget about scope creep, my DH & i are great at keeping home improvements on budget and within financial reason but every project we've done in the 5 houses we've own there has always been some item or issue we didn't plan on.

i would expect a 3-5% scope creep on a project like this.

putting a master suite / bath on the first floor.
