My wife just had a job offer in Irvington, NY. We are considering moving from Nassau County LI. What are the most affordable but family friendly towns by this area? Our budget is 500K.

I'd consider the Mount Pleasant school district, which serves Hawthorne, Thornwood, and parts of Pleasantville and Valhalla. You can find 3/4 bedroom, 1,500-1,800 SF houses for $500k or less, with property taxes of around $8-12k/year, and is very family friendly. It is about 10 minutes from Irvington.

It really kind of depends on what size of a house you're looking for... and whether you want land / updates / etc. Also, how far are you willing to drive?

There are a lot of variables when picking a house! $500,000 can buy you a co-op in some of the really nice family friendly towns, but not a house. But you can get a larger, nicer house for around $500,000 but it might be a 30-45 minute drive from Northern Westchester. I'd look at what your priorities are beyond just "family friendly town." There are family friendly towns everywhere, and they be "affordable" depending on what you're willing to settle for.

Croton on Hudson could meet your needs. 500k can actually get you something pretty good in this market. Such as 105 Mount Airy Rd S, Croton On Hudson, NY 10520 MLS# 3207168 - Zillow

All the towns/villages north of 287 are family friendly and offer homes in that price range. South of 287 has more of a Long Island type feel and you maybe able to find a home in that price point in a larger school district.

What do you guys know about Blauvelt, NY? I know it's on the other side of Tappan Zee Bridge. Is it a nightmare to commute even though it's close. I'm thinking of working in NJ now so maybe an inbetween?
