Cali hit the nail on the head. You don't want to be that family of 4 living in a 1000 sq. ft coop in Larchmont or Rye. Part of the joy of living here is being part of the community and as others have noted, it makes it impossible to reciprocate playdates, and almost all of your neighbors in the coops will be singles, DINKs, or retirees...none of whom will love the idea of having kids in the building.

The only reason to live in southern Westchester is to have an easy NYC commute unless you have enough money to do what you want. With kids, it is all about priorities and trade offs here.

Mamoraneck is the same school system as Larchmont. Just look in that area. The City of Rye will cost more because of the schools. Best of luck in the search.

She isn't going to get anything in Mamaroneck for that, either...unless she doesn't mind being right on top of the train or a flood zone. And the elementary school in that area is just a different atmosphere than the ones in Larchmont. Not to say that her kids won't be fine, but most of their classmates will be from immigrant families.

What about cities like hartsdale with Ardsley school district? Does anybody have any ideas about hartsdale?

Why don't you check out Pelham? It has houses in that price range, and all of the other qualitities that you're looking for. Just be sure to check out the taxes.

If you're going to Hartsdale, make sure you check what HS your zoned for, and then research it.

You pay for school districts, not towns. Yonkers addresses have wildly different price points depending on whether you are zoned for Yonkers or Bronxville schools, for instance. Same for Eastchester/Scarsdale.

In that range an old home is not a good idea. Add in taxes of $12k, oil costs, maintenance...it adds up quickly. I'd stick to the coop option.

To the OP - Sorry, but I think you are crazy to consider CT when you are looking to commute to Purchase - born and raised in the Purchase area. Over the border in CT nearest to Purchase, you have some of the most expensive towns in the whole state of CT. You would have to further out towards Danbury to get affordable housing and good schools. I live in Yorktown off of the Taconic and I get to White Plains in 25 minutes. It took that long for me to drive from Mamaroneck to my family's house on Anderson Hill Rd will all the conjestion down there.

A previous poster mentioned more than once regarding the towns near 684 like Somers, Mahopac and Southern Yorktown. I TOTALLY agree!

HOWEVER, if you must be closer to the conjestion/ southern Westchester feel, then definitely look at Thornwood (Westlake school district) area. That is 15 minutes away from the airport side of Purchase via backroads near the reservoir/RT 22/airport. All of the areas I mentioned including those of us in the north have good schools. Good Luck!
