Has anyone completed a recent addition to their home and can share ball park what the cost per square foot was? We have drawings to add a bedroom over the garage and then add a bathroom/dressing room over a patio, but have not taken the next step to get a contractor to price it out.

I realize there are tax implications, town ordinances that dictate whether the construction can be completed. I'm just wondering if we're looking at a $50-75k job or something more.

I have an indirect answer, but take it with a large grain of salt. I have a replacement value homeowner's insurance policy which just came up for renewal. I was flabbergasted that the computation worked out to $362/sq ft! This makes the ground-up cost to rebuild my house about 50% greater than the actual market value. It's a premium, high end policy from a premium carrier, but still! I talked to the ins. broker and she said it was true - replacement cost (construction costs) here ARE usually substantially more than value. Discounting for mostly living space with no kitchen or major HVAC rework could bring you down to $200/sq ft. Who knows. Make of this what you will.
