Default Ossining area question...

A client of ours is doing a development on James Street (17,19,21 and 20A James Street)- from the looks of the survey its currently vacant land. This project intersects with State Street.
How is this particular area in Ossining.

Also, how are the coops along South Highland Ave- I see some listings across from Nelson Park. Is this the "bad side of town"
