Looking to sell a NYC co-op and buy in Westchester. No kids. Don't care about the schools other than nice schools tend to equal nice neighborhoods. I assume "safe" goes without saying because who every wants to live in an "unsafe" area. Want to spend about $300,000 and maybe $25,000 on renovations if necessary. Getting close enough to retirement I don't want to spend every last dime I have on a place to live once I sell the NYC place. Nice to be close to train to NYC. Under 45 min. commute. Want to buy 1 bedroom condo or co-op (2 if possible but I'm not hopeful). I've looked in the Tarrytown, Irvington, Pleasantville, Croton-on-Hudson, Rye, North White Plains, Briarcliff Manor. Did not like Sleepy Hollow, Ossining, Portchester, Yonkers. A town within walking distance is not imperative since I will have a car so as long as I can drive to get whatever I need I don't mind being in a more remote area with less conveniences (except again, I do need to be near a train). Not sure what else needs to be covered.
You can get a large 2 bedroom coop on Old Mamaroneck Rd in White Plains for <$300k and if you put $25,000 into renovations you'd have a pretty sweet pad. Frequency of express trains to Grand Central and 33 min duration of trip makes the commute amongst the best around if you're heading in to Midtown. Neighborhood is safe and nice. Walkability to downtown WP is a bonus.
