My Fiancee and I have been renting a 2 br apt Co-op right near the Greystone train station since May. The owner of the apartment is now offering to sell us the apartment with a rent to own option, where our rent in the 2nd year of our lease would go towards the down payment of the apartment.

I'm a little on the fence as people have been telling me that buying/owning/selling a co-op can be a nightmare. We would only be living here for the next 5 years until we had enough $ for a down payment for a house. My fiancee is convinced that this is going to save us a ton of money in the next few years, and that we will have a lot more money for a down payment for a house if we took up his offer. Owner said the monthly maintance fees are around $800. We currently pay $1.7k/month in rent.

Any tips and/or advice would be greatly appreciated. Thanks in advance.
