Came across an interesting article, which puts Larchmonts/Mamaronecks future in a dim light. For the people that own homes in Larchmont/Mamaroneck, what are your thoughts? And are the towns doing anything to block this from happening?
The Post only mentions Mamaroneck as an example. The issue also applies to multiple locations in Westchester.
In addition the Post article doesn't distinguish between Larchmont/Town of Mamaroneck (which is involved in the HUD problem) versus Village of Mamaroneck (which isn't involved in the HUD problem)

So Mamaroneck accepting a high influx of section 8 tenants from Brooklyn will have an adverse effect on school ratings, which will follow by lower property values. Rye Neck is part of Mamaroneck Village but doesn't share the same middle school or high school with Mamaroneck Town. Most of Mamaroneck Village isn't impacted, and it isn't part of the issue. It already has a reasonable level of diversity. In addition, Larchmont has always sent its kids to Mamaroneck High School for its high school kids (around 25% diversity versus, say, Rye with virtually no non-Asian diversity), unless the kids are sent off to private school for 9th grade onwards. That doesn't seem to have ever affected Larchmont house prices in any negative way.
As for Mamaroneck Town & Larchmont, "affordable" housing is already been built in Larchmont. Other jurisdictions in Westchester, like Chappaqqa for example, also have the same HUD issue going forward. As do Scarsdale and Bronxville.
Most of these places already have some section 8 tenants. Your idea that all section 8 tenants come from Brooklyn is just fabricated.
In addition, the county itself has said it will not accept any more block grants.
Your big confusion, however, is that you seem to think that because the Post mentioned Mamaroneck as one example of a Westchester community that the section 8 program specifically targets Mamaroneck. It doesn't. Its just an example of a Westchester community. If they'd said "Bronxville" presumably you'd have posted your headline to the people of Bronxville. Same with Edgemont, Eastchester etc etc. Its not going to affect home prices there any more than anywhere else it applies.
That sounds good, but I still have some reservations. In addition, when mentioning Brooklyn, I meant it as an example, I was not saying that everyone on section 8 is from Brooklyn.
Section 8 is only used for residential rentals. Nearly all of the good parts of Westchester (which is most of the County) have only a modest amount of rental properties. This "program" can only change a town so much.
This has nothing to do with Mamaroneck, but has everything to do with despising Obama.
The Section 8 program pays most of a tenant's rent. The payment HUD makes limits beneficiaries to lower-income areas. Makes sense if you are not working. The subsidy could be something like $1,200/month for two bedrooms.
But that is "unfair" to Obama and his commissar HUD secretary.
So take a nice building in Mamaroneck (or any community) like The Avalon, a market-rate rental where two-bedrooms rent for $2,700 (that's an estimate). So what will Obama and the commisar HUD secretary do? They will raise that $1,200 subsidy to $2,400 (PAID BY WE THE TAXPAYERS), and force The Avalon to take Section 8 tenants. And that $300 gap between the $2,400 subsidy and the $2,700 rent could be paid with the tenant's welfare grant.
So while you and/or your spouse are busting your butts working 50 hours a week to afford this $2,700 rental, your next-door neighbor is not working and getting the apartment for free.
And that's what this is all about. Like I said, a reason to despise Obama.

It won't be gone. But it will be out of the social engineering business. And no more "studies" claiming discrimination because a greater percentage of blacks are denied loans than whites. What mortgage broker, who is 100% commission based, want to disqualify a qualified black applicant? Green is green.
