Estimated cost to partially finish a basement (lower Westchester) (Pelham: contractors, roofing)

Hi all -- I was wondering if anyone could provide educated guesses as to the ballpark cost to partially finish a basement. We would need to add at least one (more) sump pump to ensure waterproofing (we already have the high end dehumidifier and one pump in portion we aren't thinking of finishing), would have to expand one window area to make an egress, probably replace the (short) staircase, and are looking at approximately 550 square feet to finish, which would be most, but not all, of the basement. We do *not* want to add a bathroom, so that expense is out.
I've seen estimates by the square foot that run a pretty wide spectrum (anywhere from low $20s to $75+ a square foot), and was wondering if anyone in lower Westchester (I'm in Pelham, my username is dated) has recently done this and/or can provide guidance for what to expect from local contractors/basement people if we decide to go forward with the project.
