I know someone single who is leaving NYC who wants some space.

Does not have kids, so schools don't matter.
Does not need a huge house. 2 or 3BR may be fine.
Does not need huge yard. Just some boundary so be can BBQ in peace.

1) He wants some privacy and woods between neighbors.
This can be done with .5 acre, in some cases.
Just does not want blatant suburban 1/4 acre lots on each other in a grid.
I think.

2) He's willing to be 1.5 hours from NYC. Might commute in 2x a week.
Train access a plus.

3) Budget is about $500k, maybe a bit more.
Lower taxes are a plus.

4) House does not have to be large.
1500 sq ft is fine.

5) Wants there to be SOME kind of scene.
Restaurant, movies, local bar, etc.

Does he have any options in Westchester ?
Can he pull of being 30-60 mins from NYC?

Mt. Vernon?
Yonkers?
Pound Ridge?
Mamaroneck
New Rochelle?
Greenwich, CT ?

best bet is probably white plains if he still wants to be near a scene, have a small house, and commute is good. there are plenty of neighborhoods with privacy. something like this https://www.realtor.com/realestatean...-74343?view=qv

There are some oddball bits of Yonkers/unincorporated Greenburgh that have an outside chance of fitting the bill (like Austin Ave in Homefield - Zillow seems to think things there are 500ish). Or maybe Worthington/Hartsdale/south end of Elmsford (less sure about lot sizes there). Mostly little pockets of old homes tucked around the Saw Mill and Sprain Brook between town centers. Expect not so good roads and services and in the case of Yonkers don't forget to include the income tax in your budgeting.

On a regular basis, I don't think you can find half an acre with wooded separation close-ish to things to do for under $500K south of Peekskill/Cortland Manor/Putnam Valley area. The train is under 1.5 hours and that area fits the bill pretty well.

That's a great find. But, it's pending sale.

He gets his privacy without resorting to 5 acres in Columbia County.
Plus all the benefits of being NYC accessible.

I'd recommend checking out Hartsdale. The biggest complaint there that drives down home prices and makes it overlooked by many prospective shoppers is the school ratings, but if that isn't a concern, it's a very nice centrally-located town with a train station, relatively quick commute to Manhattan via the Harlem line and a nice, walkable main street area.

The fact that small homes are OK make this area a good place to check out, as they do pop up from time to time.

Hartsdale does not seem great since the cons outweigh the pros.
Seems like worst of all worlds.

Prices on the higher side.
Still has high taxes.
Oddball location.
No real downtown vibe. Which Main St. are you referring to?
The part near the train station? That's like 1 block.

Not that it matters, but which is the HS associated with Hartsdale?

White Plains... great commute into NYC, low taxes as compared to the rest of Westchester County, lots of great little neighborhoods. Purchase price will probably be over 500K though, but he can find something under 600K.

In that price range, way more for your money in Rockland especially with yard and privacy. Stay near Nyack for more of a scene (great restaurants btw).
