I know it really varies board to board....but does anyone have any insight into how the co-op boards in Yonkers are to work with? I'm specifically looking at a few listings on Bronx River Road. I've been trying to buy in Queens for a while and it's been stressful, so this is my Plan B.
I just purchased a coop at Kimberly Gardens. The board was fairly easy- I think they like the fact that my husband and I are young professionals.
I'm the only one on the mortgage/shareholder cert. since combined with my husband our DTI is very high and this wasn't an issue for them so I would say easy! But may just be this board.

Thank you! I was looking at a listing in that building. I think I saw another post that you had 32%, and you were worried because they want 26-28% - so that didn't turn out to be an issue at all? Just clarifying - that DTI calculation includes proposed mort/maint as well, right?

How long was your process from offer to closing?
Yeah it didn't seem to be an issue. I think it's cus they want to attract more yuppies to the area- we are the youngest couple in the complex
My 32% DTI included the mortgage, without it it was far less. I'm not sure exactly what they consider as the DTI- I didn't want to bring it up!
The process took forever. We signed the contract late January and we finally moved in last week.
