Default Someone, Please explain this house (WP)

I would like someone to explain the pricing on this house? It is listed at 910, I know of a much nicer colonial, that sold a few months ago for 848, approx 6 houses away. There are some nice sized colonials in the Hill Air section of White Plains listed for 879 with .7 acres.
I would have to assume this seller is in no hurry to sell.

Editing - Sorry, I didn't really help much in my first answer.

Anyway. Now.

Despiting the house is ugly, it must have some pretty updated features. I fail to see how 3,000 square feet can fit into that (my house is over 3500, and looks like the empire state building next to that). But, Aside from that. It's in a really great place in White Plains. Anything around Hillair is going to have a price tag.

It sorta has to be updated. Or maybe the others were complete ****holes.

Hillair is a gorgeous part of town.

If the other house sold for 848,000, the sellers were probably asking a fair amount more originally. It wouldn't surprise me if they were asking in the same range as listed for the house you were looking at. Then, again, what was the square footage of the house that sold? What were its amenities? Were the kitchen and baths updated? Things like that (especially the kitchens and baths) make a big difference in asking price. And there's also overall condition of the house. If it needed all the windows replaced, for example, that would be a significant finding.

I have seen some other pics of this house and there are little to no updates. They say the kitchen is updated. It may have newer cheap cabinets, but appliances and floor still look original.
I am just frustrated, we are looking in this area, and a house like this makes me want to look much further north.

And did you see photos of the other house that sold for less? It might be in even WORSE shape.

I was in the other one. Just needed a kitchen updated, outside was fine and bathrooms were fine. This one looks like it needs a lot more. And the other was a colonial, 2700 sq ft, little smaller, but much nicer.

There is also a split not too far from this one that is over 3000 sq ft, and it is listed at 729, it needs about the same amount of work.

It's probably nothing more than seller disillusionment. There's alot of that going on. Location wise, it's pretty good. It's only a couple miles from the city center and train station, not to mention under 30 minutes to NYC. Copper Beech Circle is a nice neighborhood, not far from the golf course.

You can buy a gorgeous house on Battle Hill, huge, close to everything, literally minutes from downtown for DIRT cheap (compared to other neighborhoods). However, you are going to living next to the gangs in that area.

The number of bathrooms and bedrooms make a determination in the price of a home as well as the other things mentioned. It is a 5 bedroom house, that makes it cost more than a 4 bedroom of otherwise similar character.
