Yes, prices have dropped dramatically over the last year. Some sellers have incorporated this reality into the selling price, some still stick to outdated prices.

You can't expect every home to go for significantly less than list price -- it depends on whether the seller has already adjusted the price to reflect reality.

It is true that homes are selling for 100-200k less than 1-2 years ago.

tommya, i am not the original poster, but am in a similar situation...would love to hear your observations on wp vs irvington/river towns vs. valhalla. young 30 something families, 275 income, 2 preschool aged kids, looking for home in 600 ish range...don't want to be anywhere too snobby (even if we can afford it)
