Pleasantville PO/Armonk Schools
We are interested in a house for sale off of Bear Ridge Rd that is Pleasantville PO but in the Armonk school district. Can anyone share information about that area, ie, the demographics of the residents. We are a professional working couple in our 30s with 2 toddlers and are wondering who are neighbors might be. It appears that there is a mix of bigger new constructions and older more modest homes on the block so we are also wondering if the current trend is for builders to buy these modest homes and rebuild newer homes targeting younger families. TIA for any information and input.

Are you sure? Pleasantville is in Mt. Pleasant and Armonk is in North Castle with Thornwood lying in between them.

I know that some of the area has that combination. It's the part of Pleasantville that's just below Chappaqua and next to Armonk. According to the Westchester GIS, the Byram Hills school boundary in that area is Bear Ridge Road, so you are squarely in Armonk schools if you are roughly east (as the road changes direction) into Armonk.
One of the factors as to why there are many teardowns in that particular area is that it lies outside the municipal borders of Pleasantville (the village proper), and as an unincorporated area of the town, zoning regulations are generally not as stringent (or have as much opposition) from a village improvement committee or other civic organization. Pleasantville is a village, whereas Armonk is a CDP, so there's more to do in Pleasantville, but some like that particular area with Byram Hills schools because it is Armonk-adjacent and shares the school system, so there are some perks at a lower price than Armonk, including larger lots, schools, and the area not being as built-up as the village proper.
As a professional couple, I would not think that you would be out of place in either community, since Pleasantville village has much more in the way of shops and conveniences, and in Armonk you will be part of that community based upon the schools.

We live in Chappaqua, right alongside that portion of Armonk/Pleasantville. I really consider it Armonk, as school district is a far more important identifying characteristic than post office.
The demographics are affluent professional families, you'll fit right in.
In terms of builders tearing down homes to put up new ones.... That happens often in the more crowded southern parts of the county. The Armonk area has enough open space, that builders usually start from scratch. Usually, but not always. Yet, with the recent economic conditions, I have noticed a slowdown with "flippers," builders buying houses to just update and flip them. Alot of builders lost a lot of money doing this when the economy changed in the last year. You do see many long-time residents putting money into updating their own personal homes though.
Anyway, welcome to the neighborhood. We are a 30's couple with 2 pre-schoolers as well (4 and 2), so if you have any questions about daycare, restaurants, etc, etc, feel free to ask.

Pleasantville is a nice mix of professional working couples and residents who have lived in the area longer who have a wider variety of professions. The area you are talking about is wonderfully scenic.
The people we have met since moving here seem more welcoming than in other areas of Westchester we have lived in. We have been happy with the Pleasantville schools.
That leads me to my next point: The most important characteristic in this area is school district. I don't know a lot about Armonk but suggest you investigate whatever you can.
