Question westchester house rentals, best search ?

Does anyone know of a reliable way to look for house rentals in New Rochelle / Larchmont / Mamaroneck area ?

Having paid broker fees in Manhattan too many times, do you know if Westchester homeowners use other avenues besides realtors ?

My understanding is that the current rental fee in Westchester is 1.5 months. is that correct ? If so, is it at least shared between renters/owners given the curent real estate market situation ( inventory above 1 year of supply in many areas)

Nytimes/Craigslist seems to be crowded with realtors listings, so I was wondering if local newspapers are being used?

NO! As a member of the Westchester MLS I can tell you we are not permitted to force the Tenant to pay a commission. Most of the commissions are paid by the Landlord in listed properties. You might find an agent that wants more than they are being offered, but it is not usual.

Now in NYC they do this and in Dutchess County (where I am also a member) they often ask the tenant to pay, but again it is not a requirement and you can find many where the landlord will compensate the agent for bringing a tenant (how it should be anyway...tenants are not profiting from renting, right?)

All of our sites will allow you to search for rentals where you usually do not have to pay. A custom search by a Realtor can pull up only those listings where you do not have to pay.
