Not sure about Westchester. Perhaps Putnam? I'm sure you can find something like that easy in Orange County.

Westchester can be affordable but be prepared to move up or fix up
Where do you work? Only asking because if you work in NYC or the boroughs, Southern Westchester is a shorter commute but is not affordable unless you look in an area with sub par school districts. However if you work locally, you can consider moving up the line to Pleasantville, Somers, Salem, Katonah and Yorktown. I'm sure there are affordable homes in those areas.
You may also want to consider Rockland County. Its very nice there and mpre affordable. The only issue is bridge traffic if you have to commute.

Yes, Rockland county is sooo much cheaper than Westchester. And what do you consider affordable?? The average house price in all of Westchester conty is around $750,000. Maybe a starter home around $600,000 would be considered affordable.
Southern Westchester you are suggesting?? Don't forget about property taxes. People can't come to the reality that they are priced out of places they want to live. Remember that wants & needs are two different things

I wasn't suggesting Southern Westchester. I don't think any area in Southern Westchester with a good school district has affordable housing. If OP works in NYC, Southern Westshester is more convenient but not more affordable. I agree that taxes are also outrageous.
I was considering affordable to be $500K based on the OP's post. There are homes in Rockland and in the areas that I mentioned that fit her price range. I did not factor in taxes or anything else, just did a simple search on realtor websites on home prices in the $500K-$525 range.

mid or central westchester has nice, affordable areas with decent schools. Among these are:
sleepy hollow
hawthorne
elmsford
valhalla
parts of pleasantville
north white plains
farview
these are all basically in a band around the white plains area
im not to familiar with portchester but i have friends there who like it

Carmel, Upstate Ny is a great place to live. You can get some pretty affordable houses but the thing is the tax's up there are slightly ridiculous but if it's what you're looking for it's definitely worth the extra money.

As a native of West. Cty. for all of my 35 years of life, I would have to say that yes, you can find a house for under $500,000 with taxes under 12k. Searcht he wcbr.net website for west. mls info. I own a house in Mohegan Lake and I pay just under 9k/yr. for taxes -- 3 br/2 bth single fam. The taxes are after the STAR discount for about $2,200. To get the STAR all you have to do is fill out a very short paper and submit to Town Hall. It amazes how many people do not have it. I may put my house on market to move to NC and would start asking price around $450,000. I have a 1/2 acre with mother/daughter potential with enough privacy and 5 mins. from Taconic with very good Lakeland Schoold District. So, YES, it is very possible for you.
As for Heritage Hills - Somers --- too many retirees, Carmel, too hard to get to (Taxes are lower there though), Croton (my home town) very convenient to Rail road. Pleasantville -- don't like the town layout and Taxes very high, Yorktown -- same as here pretty much, little more costly though and snobby.
Good luck, you'll deffinately find something in Westchester.
