Why is Cortland Manor so cheap??
I have been checking out home listings online and am particularly interested in Croton. But when I check nearby areas, Cortland Manor pops up and the homes there seem quite nice, but are significantly cheaper.
Can anyone tell me why?

The schools do not have the same high reputation. That's the main reason. Commute is also a tiny bit longer.

So, if we don't have children and don't have to drive to the city, then Cortland could be the deal of the century!

Keep in mind that in Westchester schools between towns are literally rated with a fine-tooth comb by people on a scale not seen anywhere else. Cortlandt Manor schools are light years ahead of neighboring Peekskill or nearby Ossining. There's a few towns that * EVERYONE * wants to send their kids to (like Scarsdale, Chappaqua, etc.), but for most of the other towns except for a few cities in the county the difference isn't really that great.

Yes, if commuting is not a big issue, and you don't have kids, but you want to be in Westchester, then Cortland can be a great deal.

Cortlandt Manor is pretty large. Parts of it will be about as expensive as Croton, other parts will be a lot cheaper. The Mount Airy section (most of which is in Croton but part of which is Cortland Manor) is one of the nicest and most expensive areas. The Furnace Woods section (around Furnace Dock Road) is lovely and has a number of small lakes. There are lots of great houses in that area (many with access to a community association lake). These areas are all in the Hendrick Hudson school district, which has a pretty good rep, though not as good as some neighboring districts. On commuting, much of CM is 5-10 minutes to the Croton station or 5 minutes or less to the Cortlandt station (one stop north of Croton), so the commute is about the same as from the areas of Croton outside of the village center. Cortlandt Manor also has a really great town pool (which Croton residents use too since Croton is part of Cortlandt).

Cortlandt Manor
Everyone looks for something different in a school.. You should go to the school and interview them.. see what they have to offer..
If you rate schools thoughout the US you will find Westchester County as a whole has much better ratings than the national.. Cortlandt and Yorktown and Croton, are all very good.. Ossining is also a good school, they have more diversity, than Chappaqua, but many people feel it is the Real World. They actually have some great teachers...
I do real estate and I suggest you go to the schools your self for the answers..

hey i grew up in Cortlandt Manor and I think I turned out seemingly ok. I think! It all depends where you're looking. I grew up near the Yorktown Heights border, however Cortlandt is pretty big and wraps around Peekskill. And they actually have a shopping center now...Route 6 was all swamp land when I was there.
