Well let's see I have had a car since I was 19, and between then and now (22 years) I have lived in Mt. Vernon for all but 6 of them (late 80s and from 96-98), so while it may not be absolutely 100% valid, I think it is telling........

Go to Fleetwood and tell me it is the worst part of Westchester. Go to the area between the Cross County Parkway and Bronxville and tell me that it looks much different from any rich suburb in Westchester.

I could find lots of parts of Mt. Vernon where I'd agree with you fully, but I could do the same for Yonkers and Peekskill to the same extent. And to a lesser extent for New Rochelle, Ossining, White Plains and nowadays even Tarrytown, Mamaroneck and Port Chester. Again, too many absolutes. My original post at least gives exact detail of where it is "bad" and probably rejects a good 2/3 of the area, that doesn't mean I need to avoid the other 1/3.
