Polk BOC hears tearful pleas over property revaluation

"For the second meeting in a row, the Polk County Board of Commissioners heard complaints and tearful pleas for help concerning the recent property revaluation that caused some properties to increase in value more than 300 percent. [...] The majority of the properties that increased in value are located in the Green Creek area, particularly properties near the new Tryon International Equestrian Center (TIEC)."

Unfortunately the US 74 Shelby bypass is nowhere near completion. Despite starting construction four years ago, it won't be finished until 2024 (draft funding/schedule). Anyone coming from Charlotte or the airport gets to experience the pleasure of driving through Shelby.
Honestly, it's an easier drive to take business 74 through Shelby.

This warrants a separate discussion. The existing interchange is set up for motorists to stop in Columbus.

These folk in this area were duped by the owners of the Equestrian Center as well as their local politicians.
This is how it's done, remember Atlantic City in NJ. the taxes were to be none existent within a few yrs property owners were told from all the revenue coming in, BUT. The taxes rise to the point folks have to sell and the property is sucked up by the Ultra rich for less then it's worth.
These aren't just rich but the richest of the rich, these people take their million dollar horses around the world with them like you take your lap dog to the corner store.
Where is all the money going that's now coming in from the Tryon Equestrian Center? Shouldn't the taxes be going down.

Overall, property taxes did go down(for the vast majority). Some properties nearby were, indeed, hard hit. What is most concerning is what might happen at the next revaluation, as property values and some sales nearby are very strong.

Wait till all the folks in the area find out they can't even connect to the water and sewer lines being put in. They are exclusively for the owners of the center. All on private property not a public right of way.
At least that's what many of the landowners told me. So their property isn't worth nearly what they think if you have no access to water and sewer. His property (Mark Bellissimo) worth millions with the water and sewer, theirs not so much.
This man didn't get as rich as he is by playing nice, he will $depress$ all the property around him and land lock what he can then suck it up.

county water is nearby and not controlled by TIEC. Not sure how the sewer will expand...you might be right on that.

I know someone who owns property down there for yrs. He just this week told me the water comes from SC, don't know any truth or not.
The sewer line he insists is on private property not a ROW and he researched laws and says others should be able to connect since it's a public utility, BUT. He also mentioned the TIEC would/will tie it up in courts for decades since it was approved on HIS property(private). He also told me the new sewer lines to the TIEC was paid for with 90% government money thru grants.
He has spent much time investigating since his taxes skyrocketed last yr. I was more involved with this guy a few yrs back when he was looking for investors. I also did some research and found they are in the top 5 or 10 of land owners in NC now. He uses several different names and is trying to corner the market down there like he did in his equestrian center in Fla. and Trump did in A/C. You can't fight people who have made their Billions doing this type of thing, they know all the angles and have many of the politicians and always get what they want. How do ya think they get this rich?

I don't know the exact situation about where you are talking about, but as far as the bolded part above as a whole, we must never stop speaking up for justice. While it is true, there is an incredible amount of corruption all around, and it can seem so daunting, hopeless, and exhausting to try to do anything about it, there are times when a particular situation is brought to light, it can change. Especially these days, with regular and social media. So if the person you know has things to back up his research, which it sounds like he does, then he should start to get his neighbors involved (again, I don't know the situation, but am assuming there are others affected), get social media involved, call the news stations, take pictures, videos (visuals are the thing these days to get people's attention, especially initially), and not stop until he has the right people's attention. He should not give up.
I took on a very large box store many years ago because they were being very bad "neighbors", and while my initial attempts at communication were ignored, that all changed very rapidly when I sent the CEO of the corporation a video of the issues I was complaining about. I also made clear that if the issues wouldn't be addressed, I would get in touch with any and every media outlet that was interested in hearing about and seeing just how "un-neighborly" said corporation was being (this was before the social media culture). The end result was that a 500 foot long eight-foot fence went up, evergreens planted along it, and an ordinance enacted in the town to stop trucks from overnight parking.
One should not give up without at least really trying to bring justice to a situation.

Some plan on going infront of some board in the near future.

This is exactly what Trump and friends did in A/C, NJ. Most came out about his tactics during the election. They use the thinnest part of the law to their advantage. They can appeal any outcome for Yrs in court, most can't afford that. Remember what Trump did to the old lady, same thing will be happening here.
I lived in NJ when the A/C boom started and they advertised streets of Gold with no property taxes. The opposite happened and when you went ONE BLOCK from the Casinos it was a slum, still is. Where did the BILLIONS in tax revenue go? Who Knows? Look what happened in Wellington, Fla. They crushed the natives out of existence.
Not saying I agree or disagree I have no skin in the game just that this happens all over. The only ones who make out are a few locals and the Ultra Rich.
How much more in taxes has the county collected since they started the TIEC? NO taxes should have gone up but we know they did.
