Default Invisible Asheville Bubble about to pop????

Commerical Real Estate;
Drive around the Asheville area, and see "ALL" the new commerical ventures that have taken off.....I'm not just talking about the mega-WalMart store, or the Kohl's Dept stores, or all the new shopping down in Fletcher/Arden..
Asheville has had a explosion of retail growth in the last 5-6 years...
The ""BIG"" question is this;
Has the Asheville area experienced the kind of growth of it's people in incomes to support "ALL" this new business investment....
Average Joe-Six-Pack, doesn't make that much more NOW, as he did 5-6 years ago....Besides...Look at all the factory closing in the last couple of years...
I think the first warning flare has just been ignited....when we first moved here, 7 years ago, the only Target store around was over in Hickory....NOW WE GOT TWO...Target missed their sales number, and retail is on the skids..
We've got a Sam's Club in Hendersonville, in addition to the one in Asheville..
3 Home Depot's, 4 Lowe's, just in Asheville/Hendersonville area...
All these businesses 'bank' on having their business growing....The question then, ""IS"....will the growth trend continue as the 'explosion' that has just occured...because if it doesn't....THE INVISIBLE BUBBLE IS GOING TO POP!!!

I'd be curious to know currently what the proportion of native NC'ians are as compared to transplants over the past five/ten years.
And out of those groups...what do each of them want to happen. Do they see eye to eye for the most part or is it all over the place?
Also...within those groups how many people own homes they only stay in temporarily as in "snowbirds".

I also wonder how many residents are activily involved in the local govt's or civic associations to help better their communties.

I know where I live there aren't too many.

Locals know, the population here varies, by the season by ""UPTO"" 50%

So asking questions like that are moot!!!

They don't even know what is going on, except to look at the income tax records, & voting records to see who is stationary....

Population estimates are bogus.....eg] Palm Beach County.....for years they said the population was increasing by 1000 people a day.....they were looking at the housing construction, and figuring people were living in all those houses, and it didn't become evident, until the school enrollment started to drop, and so very many houses were remaining empty, and going into foreclusure that they determined population estimates were wrong!!!

Maybe the number of registered cars might be a better eg....who knows!!!!
Not to many kids can afford to drive a car????

Dude...first of all don't tell me what and what not to do.
Secondly....take a deep breath bro or you're gonna have a heart attack one day soon. You really seem to get worked up far too easily.

I think speaking to someone rather than at them might help a bit.
