Hello! I am wanting to buy land in WNC in the near future and am specifically interested in the area south of Hot Springs, off 209. I have noticed that there are numerous plots in various sizes for decent prices. A couple that I have seen already have power and cleared home sites. I have driven up 209 a couple times and enjoyed how remote and potentially private it was. I do like Mars Hill and the surrounding area, but there doesn't seem to be as many 5-10ish acre plots up there as there are South of Hot Springs.

I do not plan on building anything immediately. This would be for vacation, investment property, etc. I would not plan on living there full-time.

Are there any reasons why I should not pick that area South of Hot Springs for land compared to any other areas of WNC?

Any thoughts or opinions are appreciated. Thank you!
