West Jefferson Area
I am interested in the Blowing Rock area, but prices have skyrocketed there and I also would like a little bit of "flatter" pieces of property with rolling hills, just not hanging off a cliff houses. Anyway, I heard a rumor that a HUGE Ski company is buying up a mountain in West Jefferson, is this true? And if so, maybe getting some property now there would be a good idea? What is the area like?

You are talking about Phoenix Mountain and yes they are working to open a ski resort there. Prices in that area for land have sky rocketed since the announcement (property around Phoenix Mountain). If you want rolling hills, look in the Todd, Mountain Aire golf course or the surrounding area. Are you familiar with West Jefferson or the surrounding area? Are you looking for a full-time residence or part-time? And no, I am not a realtor, but if you need one I can suggest one.

SkyMax, I had no idea that they had already begun construction, I thought it was still in negotiations? We are looking for full-time residence. I started looking at real esate on-line, you are right....definitely not as inexpensive as I was hoping. I'm going to look at Todd and Mountain Aire Golf Course like you said. Thanks

I was up there a couple years ago. Here's a picture taken from the top of (I think) Jefferson Mountain
I'd hate to put a rush on anyone, but land prices in the mountain areas are going to do nothing but go UP. The recent land rush at the Laurelmor resort proves that. Go to the Winston-Salem paper http://www.journalnow.com and do a search using that keyword to see. Just a few weeks ago, lots in the resort (located near Boone) went for a lowball range of $450K to $1.2 million. The average size lot was ~2 acres, the largest 11. Developers are seeing this area as ripe for exploiting and land owners are getting good prices for large swatches of land. Even if you find something you can afford, read the fine print for deed restrictions. I think the days of putting a trailer on a mountain lot are fast disappearing

This is a beautiful area, my aunt and cousin live about 15 miles east of West Jefferson, very close to the New River. My cousin tells me how it is getting so expensive already so this will only make it more expensive. I'm a little concerned that the narrow, winding roads won't be able to handle the additional traffic that's going to come with this resort. Does anybody know if they're planning on building any sort of bypass?
My goodness, I can remember going down there for my whole life, and for many, many years nothing ever changed, and now it's really booming. The whole area used to be filled with cattle farms, now most of those have been turned into Christmas tree farms (my aunt's place included). I love skiing so I don't see this as a bad thing, but the potential for getting really overcrowded is there.

I usually go to Boone for skiing. Is there a resort being built in West Jefferson? When will it be done?

West Jefferson Prices
I live in Taylorsville, NC about 30 minutes to West Jefferson.
We go there frequently on weekends and took one of our friends from out of state.
They bout a piece of property in a residential community, 2 acres for about $90,000 last Christmas. This Christmas it was appraised at over $200,000.
Unfortunately, the cost to build there is very high, higher than most parts of this state because of the terraine, construction trucks. Nevertheless they are experiencing an explosion.
I like visiting, but much prefer the area here in the Brushy Mountains where I live, it's very beautiful, not touristy and much quieter. Not as much extravagance . . . but Jefferson is a great place to vacation or visit.

The owners of Phoenix Mountain have decided not to build a ski slope. They're just going to develop the land for houses and take advantage of all the Floridians (I am one) who want to live in the mountains. I was hoping no more people would discover Ashe County. Everywhere I move to get away from the "maddening crowd" begins to grow and become more expensive. Do I have a black cloud over my head? My small town in FL has grown so it's almost unrecognizable. Now, my second home is going to be overcrowded with all us Floridians trying to get away from the craziness and expensiveness of FL.
Woe is me!
