Just got word that the appraisal on the house was enough to cover the agreed to price, which was our full asking price. It also was at the high end of sales in our zip code so we really were expecting it to be $10-20K lower. However, real estate prices have been climbing here the last couple months, our house was in top condition and the appraiser apparaently took that all into consideration. The buyers only asked for one small fix after the inspection and radon was under the MCL. Now we just have to pass the termite inspection and show up for closing on Oct 9. We're headed for Asheville next Friday to buy a house and then pray we can close before the end of Nov. since we have to vacate by Dec 1. And to think we were still watching paint dry 2 weeks ago! All I can say is thank heavens for the $8K tax credit!

That's great news Cofga! Remind us what market your house is in (Florida somewhere?)

Good luck with it. We hit a bright spot in the market here as it is a temporary sellers market. I had really expected a long wait and even having to re list in the spring. But now we'll make enough off the deal here to pay cash down there--waving that much green stuff under a seller's nose should make it work in time.
