new; looking at Brevard
Hi. I am new to the forum and am looking at Brevard. My wife and I are recent retirees (younger than 65) and hoping to sell our Arizona home to move to the general area around Brevard.
We visited there a few years ago and liked it.
How are things there right now with the economy and real estate? I looked for recent home sales on Trulia, Zillow, and elsewhere and no one had any sales at all for Brevard in the past 30 days! Is it really that bad or are the web sites just lacking data?
The charts on this site are awesome! I found them searching for specific sales to figure some comps on my own. They give averages and trends that are helpful, but does anyone know where I can find specific data on individual sales?

the economy isnt much different than where it is in other areas of the country. Homebuilding is almost nonexistent. As far as real estate, I'm not sure about prices right now since I never check prices, but land is always high here, so keep that in mind.

Thank you for the reply. I found an agent there and am emailing him (probably too much) and getting info.
We need to sell here - and will have to take a low-ball - but want to buy mortgage-free in the Brevard area. Paying cash will make it easier to buy a home, but we have no idea what we will get here... stay tuned.

When we were looking I searched the online lisitngs for Brevard but very lkittle turned up. Maybe there is less turnover there and maybe there is less housing to turn over. At any rate once you get into the Hendersonville area and especially Buncomber there are tons of listings. Sales have been up the last 2 months in the area by about 9% and 5% but prices have been down and number of days on the market are up to about 154 now. It still is very much a buyers market here unless you get unlucky and end up in a bidding situation over a particular house like we did. We still came out ahead and now with the extension of the home buyers tax credit we will also qualify for the $6500 credit for sellers of existing homes that have been in them at least 5 years, so it all worked out in the end. Good luck out there

I've also narrowed down my search to the Brevard (maybe Hendersonville) area. Will be making a look around trip the week between Chirstmas and NY. We've got two small children so schools are important to us, Pisgah Elem looks good?

Well, nole, we are retired, so haven't examined schools. But schools are exactly why we built where we are - it is great that you want good schools for your kids. Pisgah is a good location near Hendersonville, so not a bad choice at all. Good luck!

I don't know where you were searching but there are tons of homes for sale in Brevard including mine. If you check realtor.com you will find a lot.

This is correct - many for sale. But I find very few selling - or at least listed as sold. It appears to be a stagnant market there - at least from what I can read from sites like Trulia, Prudential, Zillow, etc.
