I recently applied for a job in Cheyenne and think that I have reasonable shot at getting an offer. My wife is from NW Kansas and we lived for a few years near Amarillo, so the windy open plains won't be new to us. We'll have to see about the cold however.

On to the point of the post...
I've been looking at homes online and see that there are several areas of newer housing. Prices are significantly higher than here near Wichita, but hopefully a lower overall tax burden can make up some of that difference. In Kansas, homeowners must pay special taxes the first 10-20 years to cover the initial cost of the infrastructure for a new development. Are special taxes assessed in Wyoming in the newer developments or this just built into the higher price of the home?

I don't know of any front-end taxes. There are some people who check this forum who are more knowledgable than I about the subject. They'll be along, I'm sure.

The developer's costs for bringing in infrastructure; ie, creating roads that are up to county (city) standards as to be accepted by the county (city) for inclusion into their maintained street network are the developer's burden. Similarly, water, sewer, power, and communications up front expenses are borne by the developer and recovered in their pricing of the lots/houses.

As always when considering a real estate purchase in Cheyenne ... do all of your own due diligence regarding what exactly you are purchasing. Since WY is a non-reporting state, your only viable access to a FMV before making an offer on an existing property will be to hire your own RE appraiser. I would not solely rely upon the representations of an agent in this area as to valuation or comp's ... although an agent may have insider information about a deal which is relevant to your possible deal.
