I just got word, USN recalled me and I have to go to Egypt. Egypt???? What the heck is going on in Egypt.

Anybody looking to rent a 1600 sq ft home? Might have one available. I ain't even moving my furniture out. Just going to walk away and have my son make sure the heat is working. hahaha

3 bedroom, 2 bath. Open beam cealings, sky lights. Fire place and I've cut over 4 cords of wood and split it. Now I don't get to use it.

Good luck in Egypt. I actually tried to volunteer to get sent there while I was in the Marine Corps. They asked for someone at 7:00am, and the vacancy was filled by 7:01.

As for the Garand, an old man once told me they don't use them any longer since they were made for men. Ditto for the .45.

I'll have to agree. Back then, they were pulling kids away from the farm to send to war. Now we're pulling them away from their Nintendos and X-Boxes.

I let my pansy brother play with my 1911, he put it down after 1 mag.

I swear it is the hardest thing trying to get info on moving to Sheridan. LOL I won't give up thought. Thanks for the info, it helps some. Now to start calling some of the apartments to get info from them. I figure they are the best ones to call about apartment rentals. To rent a house should I call some of the real estate companies or not? I check the newspaper ads also. I just wish I knew which apartments were in a "good " part of town. None of the apartments have websites so I can't see pictures. Oh well off to search for more info. I can't wait to leave Florida!

The only bad part of town, doesn't have apartments. Almost all the apartment houses in town are in good areas.

For houses to be rented, they are scarce to say the least. But contacting realitors is the way to go. They are so much in demand that realitors list them and the people don't waste time going through the newspaper and doing it themselves because the realitor has an avenue to check up on the possible renters where a direct rent with the owner, he has to pay for those services.

If you have any questions, ask away. I'll certainly answer what I can. You've only asked 2 other questions and got good responses to both questions so I'm not sure how you figure it's "Hard to get info".

I should warn you, it's nearly impossible to find a place that will allow pets.

There is also a relocation guide available. If you call the realtor, they should be able to help you procure one. It's not much, but remember the town is only 15-16k, so It's not the size of a phone book.

We moved to Sheridan officially in Aug of '07. Been watching the real estate market here for almost a year.

Yes, it was hard to find a place to rent this summer, especially with a pet.

Yes, the prices of homes here are way above affordable.

That being said, now for the realities of realty:
Wyoming has been "insulated" from the general US economy for a time.
The market here heated to excessive levels in the midst of boom mania.
The market exceeded itself and began to price out even those who are making what is considered median income. Which is over $55,000.00.
The market has softened, starting in August of '07. This usually preceeds a market bust.
21% of loans made in '06 & 07 in Sheridan County were considered subprime.
30% of loans in Big Horn County are subprime.
This is probably the only way many folk got into a house.
Builders didn't bother listing much of their inventory with realtors until late this fall. Now much of what they build is realtor listed.
If you look at the census bureau stats and graph WY with the US you can see we do lag the nation in that we are generally 2 to 3% below the nation in value and behind the curve time wise.......ie: we follow the national trend but just not as fast or for as much. There is an exception here.......which would be the early 80's and that resounding bust. You can see that WY followed the nation up in housing price, exceeded it and then crashed down farther and faster than the nation as a whole.
THere are apartments being built here and many should be occupied this spring and summer. This should help the overall scramble for housing as well as the fact that this is no magic place to live. You can get a job, but you may have to have two or more incomes to make a house payment at these even softened levels. The schools are great..........that without a doubt is reason enough to try a get a family here.

I saw in the paper that there are two subdivisions that are close to being approved, one of them will max out at around 200 houses. Some of them will also be "affordable", at least by Sheridan standards, and they will be required to sell a certain number to locals making less than the median income of +/- 55k/yr.

Granted, ground won't be breaking until summer, so the first houses are likely close to a year away.

Default Low Income, affordable housing

The problem with that DangerousDave is what they consider "affordable".

The housing they just built was built as "Low income, Affordable" housing. They poured basements and set modulars on top. 2 bed, 2 bath starts at $190K. Basement is unfinished. I wouldn't call that affordable for low income folks.

In my opinion, they went to a financial institute and asked them. If I'm making $40k a year and my spouse is making $40k a year and have perfect credit and can put 10% down, what's the best I can get in to? Then they come up with the figure of what they did.

My daughter and her husband, between the two make right at $100k a year. They do not qualify for the low income, affordable housing being built.

I agree wholeheartedly, Elk. That's why I put the "affordable" in quotations.

"Affordable" in Sheridan is "ridiculous" in other places.

To think that a low income person is one that qualifies for a $190k loan is ridiculous. In most other parts of the country, $190k buys a very, very nice home where those modulars you see coming off of the trailers are seen as a depreciating asset that will be worth just a wee bit more than the land they're being put on in 10-15 years.

Until our house sells here in Oregon, I'm going to need to put my wife and kids down in a one bedroom apartment. We simply cannot afford anything better, and if we could, it looks like it isn't available anyhow.

Our plans? Buy a lot, then wait until the feeding frenzy has subsided. I can wait a year and hopefully my wife doesn't go bonkers in the confined space. Then have a builder put the house we want on it.

Cool I am considering a move to Sheridan

I am applying for this job as GIS Specialist with Baker Energy (broken link) in Sheridan. I am wondering if this would be a good career move for me to make. I enjoy mountains and outdoor activities so I know I will enjoy hiking, mountain biking, and camping in the Big Horn Mountains, but I am wondering if the social life would be good for a relatively young single man like me. I do want to meet an attractive single woman and get married.
