I know nothing about the area and real estate prices, but it seems pretty great and reasonable priced...based on very little knowledge.

Are there probably poor water rights or something? Do you locals think the property is over-priced?

Just curious. Thanks.

It is a big property and custom built for a specific purchaser. To resell, the current owner needs to find someone: (a) with that many dollars; (b) with those specific tastes, and (c) who wants to go to Cody. That's a hard find. They probably can't lower their price too much because they may have that much in the property.

In Sheridan, anything over $500,000 is taking about 20 months to move. The reason is that if a potential purchaser can pay $500,000, they can pay a contractor to build them exactly what they want.

This property is five times that amount. It's going to take some time...

My area house took months to years to sell, the same for small acreages, large farms and Ranch can be listed for years. Right now house under $200,000 are under contract in only a few days.
