You are 140 miles from Casper, half of which is on a gravel road. Yes, things are expanding, but Wyoming lives in a boom and bust cycle. In the 25 years I have lived here, there have been two booms and two busts. No one ever believes the boom will end and realtors tell people that a lot. They always do. People may not stop progress, but 40 below zero, 70 mph winds and generally nasty weather can. There are reasons why places are not full of people. You can certainly move wherever you wish and hopefully you will enjoy it. Some people do like cold and isolation and do well here. Also, the sage grouse listing questions will not go away and if sage grouse are listed as endangered or threatened, Wy-Tex will most certainly be affected. No place is what the realtor claims it is. Just plan well.

hello everyone,

i just found this sight. i purchased 70 acres from rmt in 1999, tracks wt2 13 & 14. (0211 man o war drive) ive been out there several times in winter and summer. the snow really doesnt stick much with the wind, however this was in march, access was easy on the pit run gravel road. i plan on building a log home , hopefully soon. i am currently a photograher in key largo florida. our economy is terrible, mass forclosures, businesses closing.

People who come to Wyoming now seem to believe our weather is mild and ignore the constant 70 mph winds. This is not a normal weather pattern. Wyoming has very harsh winters.
The land I purchased was originally owned by persons from out of state who lasted less than one winter--even though one was from a Western state to start with. Coming from Florida or California, the cold will be even more biting. And March is still part of winter, but if you hit it at the right time, things look pretty good.
I know everyone is looking for Utopia and for some reason, they seem to have it in their head that Wyoming is it. Besides the influx of people destroying acres of wildlife habitat and making ranchers rich, people spend money, build, the winter returns, the energy boom ends and they leave, leaving a mess where they were. No one ever thinks the boom will end and no one ever believes that winters are going to come back.
Just remember when it's 25 below zero with a 70 below wind chill and you've been snowed in for weeks, people did try and warn you. If the realto now calls the place seasonal, you can bet, it's seasonal.
Bring lots of down coats, long underwear and learn to lean into the wind.

I am glad to finally meet ( sort of) one of my neighbors. I bought 107 acres in the Wytex ranch several years ago and finally got to see it last october. My then fiance was very distrurbed that it took us several hours to get to the property from Laramie and even worse that the last hour was on a dirt road. It was absolutely heaven to me!!!! I am an ex marine and I really dont like a lot of people around. All the antelope in the area along with the fox, eagles, ground hogs and other critters was like being back on the farm I grew up on. I was kinda worried that I would never find any one else out there.
I too am concerned about getting a well dug. I actually found this site by googling about it. I think the land will be a get away for me and the boys one day. My wife has pretty much written off the "dust bowl" as it was lovingly named by some folks in Laramie.
I listed my email in the settings. Feel free to send me a personal email. My wife is as excited as I am to find someone who actually plans to live there.

Think about this. Every town in Wyoming started out, 60 miles from Medical Care, 60 miles from the post office.

If enough people move into an area like that, stores, medical, and everything else will start springing up. Heck, wanna get rich? Start up a medical clinic. You'll starve for the first year, but then people will realize there's medical and they'll start moving in. Then you'll be the only clinic in the middle of nowhere.

Actually, to be honest. I think this is one of those areas that the developers started it before it's time. There needed to be more developement in the area, not necessarily right there, but closer then what it is. Then it would take off a lot better.

I used to live in Hanna. When I lived there, we had a little store where you could get a loaf of bread, sometimes. So we did our grocery shopping in Rawlins. That's a pretty good drive. Course, Rawlins was the nearest doctor too. But we were roughnecks and just knew we wouldn't get hurt and need no doctor. Hanna had a bar, we was set.

Right now, that is not a retirement area. Maybe in 10 years. But not now. Good place for developement, over time. Could be a really good money making area, in a while.

Dr. Dorothy, not wanting to rub salt in any open wounds but I too have purchased land in the WyTex ranch. I bought it because it was so isolated. It is my intentions to set up a cabin there and have a place for me and my sons to come to for a month out of the year to hang out.
If I may, I am wondering if you have a well or tanked water? Do you have wind power or solar or generator? I dont remember seeing a mobile home when I came out last october but we both know how large the ranch is. I really didnt see too many permanent dwellings out there. If my memory serves, I only remember seeing about 6 mailboxes at the gate to the ranch.
My wife is in the same frame of mind apparently you are, she doesnt want to live there permanently either. TOO isolated for her! I have been researching all I can trying to figure out the best dwelling for the area. I figured a cabin would probably cover all the bases. I have found the septic situation solved with the bathroom incinerator. I figured an inground water tank to hold water for the house and possible an inground water tank for grey water. I havent tracked down all the legal ramifications yet but I am still looking.
Again, I feel for your plight. I am just trying to get some inside info.

If things seem kind of strange, it's because I merged two threads. One was "Wytex Ranch" and the other was "Living in Wytex Ranch". They were parralleling each other. And no, I can't spell parralleling either.

But they were duplicating the same info, so I made them one.

Yes it is out in the middle of nowwhere for now. Just look at how fast the whole state has grown in the last couple of years. Wytex is actually growing folks. The U.S. population is getting so large that people are running out of places to getaway. As far as wells go doc, we just hit clearwater at 200ft 10 gal. The place is beautiful, the neighbors are friendly and down to earth. The hardest part is getting started and having a good shelter while building your permanent home. If you are just starting, Remember that it is cheaper to have large amounts of materials shipped to you than trying to pick them up yourself. Even during the summer, the winds blow hard. Dont plan to live in a tent, you will end up sleeping in your truck. But, you will miss the winds when you go somewhere else. Get to know your neighbors, everyone needs help some time or another. Town is only 20 minutes away (we timed it) there is a good gas station there that carries the basic groceries if you run short. Yes, wytex is a harsh place. But, if you can plan ahead, you will find it to be one of the most beautiful places.

Come on, wide open spaces, rolling hills, a few jackalopes here and there. can you really call it home? haha
