Default Rentals In Sheridan Area

Hey All,

Will most likely be moving to the Sheridan Area in March or April. I am looking to rent, will need two bedroom house or apartment. Right now we live in a house that is under 1000 sq. ft. so we don't need anything big or fancy. Does anyone have any leads on something like this? Most of the older posts I have read make it seem as if there is no chance of getting a rental but some of the newer ones seem as if the market is freeing up a little bit.

Also any numbers or information on who to call that might be able to help with this would be very helpful.

Can't answer your question, but I would make one suggestion. If you have any pets, find someone to keep them, probably until you're ready to buy. Most landlords of decent property in markets like Sheridan don't allow pets. They can lease their property out the day it hits the market without allowing pets, so why take the chance of pet stained carpets, etc.

I'm in Gillette, and the housing market here has opened up a bit, but rentals are still in very high demand. I imagine it's about the same in Sheridan.

Amen! If you have pets, it will be next to impossible to find a place to rent. The only saving grace being if your pet is a small dog or perhaps a cat, anything more than that - plan on being hung up on a LOT (we just went through this a couple months ago. Once you mention you have pets, people don't want to even talk to you. Same if you smoke). If you don't have pets, you likely will have a little bit easier time (especially since you're not looking for a big house). I'd start with contacting the local real estate agencies around here. I forget now which ones deal with rentals but there are a couple, keep an eye on Craigslist as well - I've seen ones pop up there occasionally. Sorry I don't have any specific leads but contacting the local real estate places will give you a start. They were pretty helpful when we were looking (we instead are going to just be buying a house, we have pets and couldn't find anywhere that would allow 2 dogs and a cat).

Try calling Sheridan Realty Associates at (307) 673-1000, They handle some rentals around Sheridan. You could also try calling Woodland Park Village (mobile home community) at (307)674-6713 or call West Park Mobile Home Community at (307)674-4503. The latter is a better court, but the other one is okay for a place to start. For other real estate agencies try:

I also recommend that you go to sheridanmedia.com and maybe place an ad on Swap Shop or keep checking the ads on there and the Country Bounty classifieds. (also on Sheridan Media) You may also want to see about getting an online subscription to the Sheridan Press so you can keep an eye on the rental listings.

As far as pets go, it is getting harder to find a rental that will allow pets, but some landlords can be a bit flexible especially if you are willing to pay a higher deposit. You can always ask if they will allow pets if you are willing to pay more in deposit fees. So if you have pets, you may want to arrange for someone to take them just in case you can't find a place that will let you have them. Good Luck and I hope you can find something when the time comes.

Ok this is a bit discouraging. So are you all saying that its hard to find a house to rent if you have dog in most of the state
If it isnt most of the state what part is it easier to find a house to rent that accepts dogs

This isn't anything new, and it's not limited to Wyoming, but the tighter the rental market, the easier it is for landlords to place restrictions on renters. My son had a new home built 15 years ago for his dog. He couldn't find a place to rent that would accept dogs, so even though he was single and only wanted a 1-bedroom apartment, he ended up with a new 3-bedroom home for his new puppy! (Talk about expensive pets!)

Some landlords do allow pets, but these rentals are often not the nicest ones, and/or rent and damage deposits are likely to be higher. I have one rental here in which I've allowed pets, but I charge an extra $50 per month and an extra $500 deposit. I've not come out ahead, even at that rate, as I had to replace the carpet and subfloor last year at a cost of around $5000 thanks to a renter's cat. The current renter has a dog, but when he moves out I'm not so sure I'll allow another pet there. I owned an apartment complex in Iowa for several years and never allowed any pets in it. Very few apartment owners allow pets. They can just be too destructive, yet every pet owner I've ever shown a rental to insists that their pet is perfect.

The numbers WyoQuilter provided would be my advice. I grew up in Sheridan, and after college went back for a couple of years to work. I love the town, it is a great place.

I'd also advise on calling churches and seeing if anyone in the church has a place to rent. Lots of time church members don't advertise in the paper, but the pastors or secretaries know of someone in the church that has a home for rent. Some church numbers:

I have actually started to hear about and see more rentals in the Sheridan paper actually.. Things are slowing here a little too, so more rentals are becoming available... prices are a little high in my opinion still though...

We were very fortunate and found and older house to rent, and the land lord lets us have pets. We found this place by word of mouth.. So I like calling the church idea, word of mouth is great when you are looking for a home that will let you keep a pet.. although it can be hard to find...
