Rental Home in or around Elk Mountain Wyoming?
Can anyone help? looking for a CLEAN rental home for my wife and I. We are middle age with reliable income, no children. we are smokers with 2 grown pets. We are needing a stable long term rental home (or even rent to own possiblilities with owner finance) in the area of Elk Mountain, or an area close to Albany. would consider something between Elk Mountain and Laramie if need be. We can provide excellent reference from our current landlord with no late payments and we have "improved" on the property we currently rent. Prefer something outside of populated area. We are having trouble finding where to look for "rental ads" in the area. LaramieBoomerang paper does not seem to cover this area (as far as we have noticed) Does anyone know where we can look for availale prperties for rent in these areas? any help would be very much appreciated. Thank you to all in advance for your posts.

This area is rather sparsely populated ... mostly large ranches, with no centers of "population" until you're in Laramie or over to Rawlins. You're not very far away from the extractive areas around Hanna, which puts even more pressure on the few rental properties in the region.
My bet is that the liklihood of a CLEAN rental home in the area is close to zero.
I'd suggest that you try calling real estate companies in Laramie and see if somebody knows of a homestead or house ... likely on acreage ... that is available for lease or a lease-to-buy option, possibly owner carry or contract to deed.

I guess I have to laugh at my own "Clean" post.
We don't mind some work, But mentioned that part in reference to my wife's suggestion.
We wanted to stay away from the realtor avenue. It may be the only information available to us.
driving the area only once a couple weeks back, there seemed to be many homes with no recent evidence of automobile tracks. a co-worker mentioned that many rent their properties on a "seasonal" basis only. We are planning on driving back Friday to look around again. We may just have to take your advice and go speak with a realtor. Thanks for your time to reply.

The last time I was actually in Elk Mountain was a few years ago--but at that time I saw several homes for sale. That being the case I'm sure there are just as many to rent--but that's a guess.
I grew up in Elk Mountain (years ago)--or rather a ranch at the base of Elk Mountain itself. Realize that there are no jobs there whatsoever. There's a Post Office, Elementary school, very small library (maybe 300 sq ft and only open one day a week), and a hotel/restaurant. The grocery store (old trading post) closed many years ago. This means traveling to Hanna (slim pickings grocery-wise), Rawlins, or Laramie for your groceries--and everything else.
The only "town" between Elk Mountain and Laramie is Arlington, and it is much smaller than Elk Mountain (if that's possible  ). There is also a sub-division at the base of the mountain called Aspen Highlands where people buy lots and build cabins/homes. There may be some seasonal rentals there--but realize that those on the upper portions will not have access in the winter at all. I have literally been snowed out (and my mother and brother snowed in) for two months as the roads could not be kept open due to snow and wind. Again realize this was just outside of town--but travel on I-80 during that time was treacherous, too.
If you do go the real estate agent route, your best bet would be someone in either Saratoga or Rawlins (both in Carbon County) who know the area.
I will speak with my step-father who still owns land there to see if he knows of anything. Elk Mountain is a gorgeous area. I really wish we still owned that ranch there. I truly miss it.

Since my last post I have called the Realtor. Nothing available through them. co workers today tell me that there ranchers in the area who may have a rental on their property. have our fingers crossed.
Thanks for the info on the area. Where I live now (in Wyoming) the roads are shut down often in the winter. Have spent a couple nights not being able to drive home from work at night. I have a job outside of Arlington I am transferring to. (I posted Albany in my original request for an area by mistake) We were hoping to find something in the Elk Mountain area to rent and commute to Arlington each day.
We REALLY APPRECIATE your asking your step father if he knows of anything available long term. We would like to start moving ASAP. The job has given me some time to find a place and letting me commute but it is a long drive.
as for now ... Just hoping this post on here will bring a lead or two. We are heading to the area tomorrow, maybe talk to a few locals and see if there is anything promising. We sure hope so. We prefer the rural living and not really wanting to rent inside the town of Laramie.

Have you considered Rock River? There is one house - a 3 bed 1 bath - listed on realtor.com in Rock River for $80K. Rock River is about 20 miles from Arlington. When I used to teach there, we had school employees who lived in McFadden and Arlington that commuted to Rock River and didn't seem to mind.

wyolady, Thanks for your post. I looked into that one. It is a 109 year old house on a lot in town. I may rent something like that but def would not buy. called on a home in Elk Mtn. for sale but it is locked into a rental contract for 6 months with tenants. Having a real hard time finding anything. would love to find an old farm house on 5 acres or so. will be able to purchase in 90 days but need to rent till then. considering rock river, arlington, mcfadden, elk mountain, outskirts of laramie, anything in driving distance. any ideas? still hoping this post online here will bring a reader with a lead for us.

one home is seasonal access only-closed winter
one was the same I checked on that had a 6 month tenant in it but it is for sale.
The round home has no water and no septic on the property. (almost at the point wondering if water and septic is all that necessary? lol)
I sure thank you both for trying to help. we can use all the help we can get. have to be at work in 2 weeks. running out of options it looks like. We sure appreciate you all taking the time to post on here. It really means so much to us. we hope to repay the kindness in the future to another.
we tried to make it there this weekend. the roads were shut down all day saturday and until almost noon Sunday. sittin here spinnin our wheels was so hard.
we are hoping to take off work and head that way Monday then. just knock on doors I guess, talk to a few ranchers... wish us luck.
does anyone know a friend in the area who may know someone with an availability?
