Default Wyoming Advice and Help

[FONT=Verdana]Hello all, me and my wife will be relocating to Wyoming in the next year or two by choice, as we absolutely love the peacefulness and beauty of the state. We currently live in Texas, I was born and raised here, and she was born and raised in Indiana. We want to get some property somewhere around 100 acres plus or minus that we can build our dream home on. But we want trees, mountains close by and a river crossing or close by would be nice. We really want to be around the Cody area, but we haven't found any land that seemed affordable in that area. All the land so far that we have found has been in the millions of dollars, is this just because it's proximity to Yellowstone or what? Are there other areas that offer what we seek that are more affordable? We are looking to purchase the land in the next month to six months depending on the right deal that we come across. Any thoughts comments or concerns would be appreciated. [/FONT]

You can find what you are looking for just about anywhere. Sheridan, right next to the Big Horns. Buffalo, just a short jaunt down the road from Sheridan. Casper, mountains are near by.

Stay away from Yellowstone. The prices for scenery are obscene. Contrary to popular belief is that the beauty spill out over the fence. You don't have to be in the park to see "Nice".

Will you be needing a hospital close? Shopping? VA? Give us some more info and we'll help the best we can.

And oh, by the way. Welcome to Wyoming. We left the light on, but it burned out. Gotta fix that. Only got one to maintain and can't even do that.

I've got to agree with ElkHunter. A hundred acres near Yellowstone or Jackson Hole costs too darned much for middle-class folks, but Wyoming's beautiful scenery isn't limited to those areas. The Wind Rivers are every bit as breath-taking; the Bighorns aren't far behind; the southwest corner of the state has some of the prettiest landscapes you'll find anywhere, and the northeast corner around Devils Tower and the northern Black Hills is beautiful as well. And it doesn't end there. Wyoming's desolated, semi-arid high plains are interspersed with pine-covered mountains and clear-running streams throughout the state.

I hesitate to post this url, as I've posted it on CD before and don't want anyone thinking I've got some kind of monetary interest in it. I don't. (I do know the Realtor). It's just an example of nice land available in NE Wyoming -- no real mountains close, but it is near the northern Black Hills and would make a nice little "ranchette" for someone.

Yes we have two kids and plan on having two more, so hospitals, shopping and VA are all essential to have within close proximity. We like the above mentioned but really don't want to travel more than 40 miles or so to get the essentials.

Around Cody - affordable isn't one of the terms I'd use. 100 acres will cost you dearly. Where I grew up on the Upper South Fork 50 years ago - land was dirt cheap because no one wanted it. Nowadays you have to look elsewhere. The proximity to Yellowstone, and the influx in the last 15 years of people from all over the country and EU has kicked up the prices. Scrub land, with no rights is selling for $2-4000/ac. With rights $8,000. I suppose if you enjoy looking at the mountains, you could buy in Clark - it's scrub land with plenty of rocks, snakes and coyotes for cheap - you'll have to drill a well or truck water in. If its farm land you want, look elsewhere - Thermopolis, Riverton, Basin, Worland - the edges.

Also look around Powell, Lovell, Shell and Greybull. You can get great views and some decent pricing for 100 acres. BTW Powell has one of the top 100 rated hospitals in the nation...

Thanks so much for the info. I'm the wife. I'm not as worried about proximity to town. Where I grew up we had a DR that tended to the local farms. A good Vet is probably more important. I left home at 17 moved around the country with the Corps for a while. I spent some time in Vermont where I fell in love with mountain life. Do to my employment at the time I was forced to leave. I ended up in Texas, it's crowded and hot. The attitudes get on my last. When we decided to make the move at first I was concerned as he has spent his whole life here. But I've just had it with city living as it is called. I am a very spoiled child we had a 1600 head dairy as a kid. For me it is like taking a perfectly healthy red tail hawk and sticking it in a 6x6 cage and calling it a habitat. Any possibilities I am open to. So please don't be shy. I'm not expecting to live the farm my family had I couldn't come up with that kind of revenue. But if I can manage to raise my kids with some room to run, that would be just fine. I can't even begin to tell you how much I miss 4 seasons and Christmas with out palm trees. Thanks again Jessica

Then I recommend looking at irrigated farmland in Otto & Burlington. Contact Louis Kousoulos or Jim Royal - two straight shooters - who will keep you on the straight path 587-5266

do some checking in Casper. it's so beautiful here!!! we have casper moutain with sledding and ski slopes, alcove lake, and the river runs all through town. there are some beautiful properties here. it's not a small town, but you won't sufficate here. good luck!!!
