Ryan Homes in Fort Mill area
Hi all! We recently visited the Fort Mill/Tega Cay areas to check it out for a possible move next summer. We loved the area and spent quite a bit of time checking out different neighborhoods/subdivisions. We were impressed with Ryan homebuilders in terms of price/size/amenities and looked at one of their new subdivisions called Fair Oaks (Off of Altura/Pleasant Rd). I haven't seen this one mentioned on any of the threads yet. It says the schools are Fort Mill ones which I know are great. Can anyone give me any feedback on the pros/cons of this subdivision/area/builder? Thanks much!!

Ryan has a pretty good rep overall. Not sure where that sd is.

We live in a 10-yr-old Ryan in Knightsbridge and it is pretty nice.

We looked in Fair Oaks but bought a home in Whitegrove instead. (another Ryan SD) With Ryan you get a lot of sf for the price but usually you have to pay extra to upgrade. Our house was a resell and we immediately put $$$ into solid surface counter tops, new stovetop, new stainless steal appliances and we still need to upgrade the vinyl floor. All in all, we like our home. It's big, the lot is bigger than most around here and the Ft Mill schools are great.
Did you look in Dominion Bridge down Doby's Bridge Rd? Another Ryan SD right down from ours. It's pretty.

Ryan Homes in Fort Mill
Thanks for your replys about Ryan homebuilders.We're in Florida and I'm not familiar with them so it's good to see what kind of reputation they have. No- we didn't check out their communities in the Dominion Bridge nor did we check out Whitegrove as a lot of comments on this forum seemed to suggest there would be a Southern Bypass going in right in those areas and this scared us off. Is this still holding true? I also heard there's a Northern Bypass going in but I'm not sure where it's going. I'd want to steer clear of that area too but that's just me. I guess the heavy traffic/noise factor is not something we want to be right in the middle of. We loved your neck of the woods though but with so little time, we could only check out so much. Many places we liked overall for the beauty but the practicality of living there wasn't right for us (steep dropoffs for backyards in Tega Cay, for instance).

I wouldn't want the bypass right in my back yard for sure, but the bypass is a two lane rd not a freeway or even a 4 lane divided highway. I'm 4 houses away from Doby's Bridge Rd which gets a tremendous amount of traffic. I can't wait for the bypass to relieve some of that. Still, I only hear the big construction trucks on that road, not the cars.

I believe the bypass is basically splitting White Grove and Dominion Bridge by traveling down Whites Road.
Yes the bypass is a quaint 2 lane road............built on a 5 lane right of way. Don't kid yourself into thinking the bypass will remain 2 lanes forever. Master plan is most likely 4 lanes with a middle turn lane for a total of 5 lanes as is 160 and Gold Hill Road.
From Holden Road & Dobys Bridge the commute to I77 will be about 6 minutes. Bring it on and lets really create some urban sprawl. The Massey subdivision alone will contain 1000 homes whose approval was pivotal on this bypass. This is about half the population of Fort Mill in 2006 assuming a 4 person house-hold. I have to wonder how much traffic this is really going to alleviate. There are several other large projects in line as well waiting on this road before new ground will be broken.
When all is said and done the bypass will only raise property values and add congestion to the area.

Ryan is a very good production homebuilder that got their start in the South Hills area of Pittsburgh in the late 1940's. My father actually knew Edward Ryan, the founder of the company. My recommendation is that you make frequent stops at the job site to watch what they are doing as the construction is completed. My biggest beef with them....sloppy drywall/finish job, but you will have the with any builder. I had to sand all of my walls near the baseboards due to dust that was painted over by the painter. Make sure your drywall is cleaned off before they shoot the paint. They painted over alot of dirt on the baseboard also.

I used to live right down the road from the new Northlake Mall up close to Huntersville. Vance/Reames Rd used to be a wooded, two lane country road. Now there's a mall and restaurants and 485 is going right thru there too. We all griped about it when we were told of the plans but now my former neighbors think it's great. Home values have gone up and they don't have to drive 10 miles to get anywhere.
There's always more than one way to look at "progress". It'll help some and hurt some. Doby's Bridge can't take all the traffic so a bypass will help. Yes, I'm sure in a few years it'll be crowded too. I like the small town feeling of this side of Ft Mill. In a perfect world, the land down Doby's Bridge would stay wooded and beautiful. Unfortunately, that's not gonna happen.

Where exactly is the bypass being built? I live near DB Rd and Williams Rd, not far from Whitegrove, but I only for the first time took DB to the end at 521 yesterday.
