There was this Huge article in the Charlotte Observer just a week ago about how Union County's(Waxhaw, Monroe & Weddington) taxes will surpass Mecklenburg's(one of the highest in taxes if not the highest in the state) in 4 years. Scary. And they ended the article with people in the charlotte metro area moving into SC eventually which means Indian Land, Fort Mill and other areas in close proximity.

I agree that IL is an up and coming area. I spoke to someone who lives in the area today about IL. (Specifically I was inquiring about Bridge Mill - right off 521) They love the area but also suggested looking into what restrictions or guidelines Lancaster Co. places on building along 521. Their point was that it could end up like Independence or South Blvd if there weren't zoning requirements and such in place. I'm curious as to anyones thoughts on this? Also if anyone knows how to go about finding out more information on this topic I'd really appreciate it.

SC homeowners taxes are actually going to decrease (mostly) next year.

There is a real probability that 521 in Indian Land will end up like Independence and South Blvds. in Charlotte. Most of the land along 521 has been rezoned commercial by the Lancaster County Council, over the objections of the zoning and planning commission and contrary to their own master plan. The rezonings were requested and approved in order to increase the value of the land, most of which is now for sale (witness all the signs along the highway). The county council sees the Indian Land area as a cash cow to support the lower part of the county---most of them are not concerned with the long-term consequences for IL. Currently, they are considering SELLING the county owned recreation center and park on 521 to commercial interests. Regarding traffic on 521, I have lived here for two years, and though I realize this is a fast growing area, I am amazed by the increase in traffic. I read recently that the traffic count on 521 had increased by almost 25% in the past year and I can believe it. The dangerous thing is, many drivers still think they are on a country highway, and insist on driving 65-75 mph.

OK. But is this nec. a bad thing? Yes, the park point is scary. But traffic happens. Besides, we can't get all excited about the growth and then not expect all these new people to stay out of our lives. As for businesses, bring them on. Who would want to live right off of 521 anyway? It's unrealistic to expect anyone but a business person to buy there.

It's really one or the other: rural, non-growth or suburban sprawl. Choose your poison, but don't expect to get the best of both. It's not realistic in most towns to get both, and that goes for just about anywhere I've ever lived or visited. Same problems in Denver, LA, SF, coastal FL, and tri-state area NJ.

I'm guessing that means that Waxhaw is considered "the place to be" by many in the Charlotte area...the hottest move. Start asking locals, and I'm sure you'll hear the name of this town. BUt all the hype has already caused a spike in home prices there that you don't yet see in Lancaster, even though they are so close to each other. Everything Waxhaw has, Lancaster will have soon, or already has.

Can anyone verify if this is accurate to say?

Lancaster/Indian land will have much more commercial development than Western Union County/Waxhaw. For example, Union County has been able to keep Walmart out of two locations there, one in Marvin where a group of homeowners have spent over $300,000 in lawsuits to keep a supercenter out, and in Waxhaw where a rezoning for a supercenter was denied. Of course, Walmart was welcomed with open arms in Indian Land, where the Lancaster county council plans to use the tax procedes to build a new county office building in the town of Lancaster. That's not to say Indian land doesn't need and want commercial development. Its just that it could be accomplished in a more orderly and attractive way. Concerning the traffic on 521, that is a given and part of urban life. Things will improve as additional traffic lights are installed, and speeds are reduced.

Thanks for the extra explanations. Very helpful. I wonder now, why did Waxhaw and Monroe fight so hard against Walmart? Would the extra business not boost the economy and home values?

I work at home so the traffic was not an issue for me either. My son, who is in elementary school (same school as yours), has a total of 18 kids in his classroom.

We have friends in Indian Land with a child the same age. There are a total of 28 kids in their classroom.

It doesn't matter if you live right off of 521 or not. Many people will have to use it to get to many new subdvisions.
