Default Brick Home Builders

Good Afternoon,
Would anyone know of a Builder that builds Brick homes on crawl/basement foundations with .5 + lots?
If any Builders read this forum & builds brick ranches with a bonus up on a crawl/basement with a large size country lot...doesn't have to be in a subdivision but close to Fort Mill/Tega Cay/Rock Hill or Lancaster County....please respond...looking at a $300,000-325.000 price point.
I have looked at a number of areas and have returned home frustrated due to antics from both builders & agents as far as pricing....seems like a game...one day the price is reduced and a few weeks later its increased by $1,000s...only to be suppossedly reduced again as a selling tactic....I don't get it

Hello!

Be careful what you wish for!! We have had extreme heat in this area lately! I am longing for the Western NY summers (Rochester)!! Seriously, we love living here except when it is SO hot!

As for your question, I think I would say to look for custom builders in the area. You are more likely to get get exactly what you want working with a local custom builder. As for .5 + lots, they are hard to come by.

We built with a custom builder (who has since started a new business after bankruptcy). I know he builds a good house on crawl or basements and he built an all brick house down the street from us. We elected to do just brick in the front. We have a full walkout basement, but our lots are around .25.

One thing I would recommend is realizing that you can negotiate the price of a new build. Try to work directly with a builder who is not represented by a realtor, which adds an incredible amount of price to your build. I think the realtors on our build earned almost 2/3rds the profit the builder made on our house! His team did a lot more work!

There are a couple of builders new to our development who are probably decent. I can look them up and give you their names in a private message. I will also check out our builder and see what state his new business is in. If you are interested, let me know.

We passed a new development that had a sign ... all brick homes. It was on Mt. Gallant Road after you pass the Pier 51 Fish Camp and the turn-off to the Ebenezer Boat Landing. The name of the development was the Riverwood Neighborhood. I do not know who the builder is nor the size of the lots. But all the houses were total brick ... all four sides!

Your best bet is to find you a piece of land and then a builder and deal directly with your builder.

Thank you very much for the information on the Riverwood Subdivision in Rock Hill. We actually drove through the area but the lot sizes are very small and the homes are built on a slab. I agree that the best case scenario would be to buy a lot & find a builder as you had indicated in your post. It would be a very cost effective way to go if we were already living in the South Carolina area. Having to deal with a builder from 700 miles away would be tough. One would surely want to be there to inspect the home from ground up to completion.
I appreciate your response and your idea surely has been on our mind as of late due to not being able to find a developer who builds brick homes and has inventory for sale. The only ones we have found to date are Bonterra and Essex Homes.
