Subdivisions in Rock Hill..
Can anyone offer any opinions on some subdivisons in Rock Hill? I read alot about Fort Mill & Lake Wylie but not too much about Rock Hill. Is there much difference living in Rock Hill compared to Fort Mill? Some subdivisions we are looking at are Timber Crossing, Waterford Glen, & Wedgewood..any opinions on these areas & the builders?

Don't know where any of those are, but Rock Hill is an actual city and feels like it compared to the towns of FM and LW.

Hello DDR57,
RE the areas of the subdivisions in Rock Hill... The three you are looking at are good representations of three distinct Rock Hill locations.
1) Timber Crossing - south of Rock Hill area off of Route 21 in southeast York County. I live near this subdivision, pass by it all the time. Gorgeous homes there. Large wooded lots. I love this area. Rural, wooded, horse farms, etc. Quiet and private, yet extremely convenient. I happen to have city water/septic, but I would venture to guess this subdiv. is on well/septic. Unknown as to builders.
2) Waterford Glen - at the east end of Dave Lyle. This area is building up with commercial businesses at the I 77 exit. Beautiful subdivision. IMO I get the impression that a great deal of the area around this subdiv. is zoned Industrial or some such form and that might give me pause. Depends. Also, while far from being a done deal, there is talk of extending Dave Lyle Blvd into Lancaster County, which would mean a major thoroughfare near to this subdiv. (if I am picturing it correctly). That's a positive as far as convenience is concerned, but will create a major thoroughfare to very near this neighborhood. Unsure as to water/sewer here. Probably city/city. Unknown as to builders.
3) Wedgewood - a more "in town" location off of Herlong, in a nice area of Rock Hill. Have not seen this particular subdivision, just on a map. Lots of amenities around you here. Traffic does not seem to get too bad, as there are many approaches to get to this area. Further from I 77 than the other two subdivisions, which would be a consideration if you are concerned with commuting to somewhere outside Rock Hill. The water and sewer is probably city/city. Unknown as to builders.
RE the differences between living in Rock Hill and living in Fort Mill... I am sort of afraid to elaborate here, cause if I say anything other than Fort Mill rocks and forget Rock Hill, then Groove1 will tell you, me and the world that I am wrong.  Just kidding, Groove. I'll go out on a limb and tell ya, DDR, that I think both places rock. Fort Mill is a cool, small town with a lot of nice neighborhoods. Rock Hill is a mature city / college town with a lot to offer, too.

Hi!
I am only familiar with the Waterford Glen subdivision, but I wonder if you have seen Seven Oaks. It is off of Springsteen which is off of Dave Lyle Blvd near the Manchester Village shopping area.
We are building a home there right now and picked it for the following reasons:
Quick access to I77
City water and sewer
Custom builders... although there are some spec homes available. We are building with Sloan Adams and have been pleased with them.
Shopping areas nearby
We are currently renting in Fort Mill and have been happy with the town. What pulled us to Rock Hill was this particular custom builder.

Check out our subdivision - Sunset Point on Lake Wylie. We are located on Lake Wylie near the dam across the Lake from Tega Cay. Sunset Point was built out by Ryan Homes, a good production builder in the Charlotte area. Here is the website Sunset Point Homeowners Association Web Site.

Wedgewood would be my choice of the 4 mentioned.
Wedgewood is an established neighborhood in an established area very close to schools, shopping, and Piedmont Medical Center. It is home to many respectable citizens of Rock Hill.
The other subdivisions are newer. Probably less house for the money. They are not close to schools but are close to the Interstate and shopping.
Depends on what you are looking for in a subdivision. New house? Close to schools? Convenient to I-77? Neighborhood stability?

There are MANY great subdivisions in the greater Rock Hill area, what exactly are you looking for? Keep in mind Ft. Mill is a nice place too, just very very small, it has about 10 thousand people and not much else in Ft Mill. Rock Hill has around 70k people and is much much larger with alot more things to do. Just all depends on what you are looking for. To compare Rock Hill to Ft Mill is just silly, they are no where near close in size. Both are great places to live.

Sunset Point is right down the road from the new India Hook elementary school and a soon to be open middle school.

While Fort Mill is still much smaller than Rock Hill the figures you've quoted are a bit off.
The Town of Fort Mill may have around 10,000 people but Fort Mill Township (which surrounds the town) has well over 30,000 people.
Heck even Tega Cay has close to 8,000 people in it now.
...and not much else to do in Fort Mill????...I seem to find plenty of things to do.
But you are right...it just boils down to what a person is looking for.
