Standard Pacific Homes vs. Ryan Homes
My wife and I are shopping around for a home in Fort Mill. We really like the Emerson model by Standard Pacific Homes in The Reserve community. The house looks well built and very classy. A few days ago we had a chance to see the Avalon model by Ryan Homes in Fair Oaks community. I've been doing some research and it looks like Standard Pacific is a better quality builder. However, Ryan Homes offers a ton more options and currently has 1/2 off all of the options. This makes the cost for each home pretty much equal. Since we want to live in our new home for a long time we're having a hard time figuring out what's a better choice for us. Any opinion/view/advice will be appreciated and will help us make our decision...

Hi..we looked at the Standard Pacific homes & liked them very much. Although we like them we couldn't find a model that "fit" us..I will say that a number of people have said S&P build a good home. Use this forum's search tool to do your research. Check out the Charlotte NC forum, too, for info on both builders. Here is a link that has a lot of "comments" on building with Ryan...

Hi..we bought a Standard Pacific home (only this past summer) but so far so good. We really like it and havent come across any issues!

we built our home w/ Ryan 2.5 years ago.... and so far...it has been an EXCELLENT experience! We had a few minor problems at first (as you will with any new home).... but the Ryan people addressed them immediately... and all were fixed within a matter of days. I feel we have a quality home.

I live in a Ryan home in Ballantyne, and have shopped recently and been to the Reserve in Ft. Mill. IMHO the Standard Pacific is a much better home and just simply walking through my home and then the Standard Pacific hime will tell you that. Ryan cut many corners during the construction phase that we had to stay around the jobsite and keep following up, which may happen everywhere, and the service I received from them "after the year was up" has been horrible. The upper management doesn't seem to be too willing to help with any major issues that come up.
I'd go with the Standard Pacific. The Reserve is a great community

The Reserve is in SW Charlotte and the property taxes are much more than just a mile down the road in Fort Mill. Fort Mill and Tega Cay in York county
just reduced their taxes up to 40% and the schools and resale value in Fort Mill and Tega Cay is excellent. Just as important it is to have the right builder, is location! Maybe you should look across the street of the Reserves, there are $130,000 homes!
I find Ryan Homes to be an excellent builder and just heard good things about them.

I think the earlier post is referring to The Reserve at Gold Hill in Fort Mill as opposed to The Reserve in Charlotte. I live at the Reserve in Gold Hill and after looking at other new construction in Fort Mill found this development to have paid a lot more detail in their design...10 foot ceilings are standard on the first floor of 2-story homes and 9 foot ones on the second floor. The panels of their doors are arched, the appliances not the basic ones either. After a year in our home, we noticed only a few nail pops and things that don't go quite right are few and taken cared of right away. The customer care manager is stretched to his limits, but manages to attend to everyone with a smile. HOA rules are reasonable and customary and the neighbors are friendly.

I always get info regarding those questions Standard Pacific one JD power a in 2006 and I believe they ranked high last yearto. Centex homes always seems at the top as well. Hope I didn't confuse you.
