Hello,

My husband, I and 6 month old daughter are looking to relocate to Fort Mill from Long Island. My husband is in finance and will be working in either Fort Mill or Charlotte. We are drawn to Fort Mill because of the low taxes and great schools.

We visited the area over the weekend and with all the new construction going on we are hoping for some guidance. We looked at Pulte, Cal-Atlantic, Lennar, M/I, and DH Horton Homes. When I checked their reviews on consumer affairs they were all pretty terrible. Does any one have any experience with these builders or can suggest a builder in the area?

We are looking to spend between 350k to 400k for a 4 bed, 2 bath home and we would like a yard that our daughter can play in. Additionally we will not have any family in the area so community feel is important to us. Any community recommendations? Either new construction or established communities. We like Baxter but those homes seemed to be on very small lots too.

Any help would be appreciated!

Baxter is a planned community specifically built with smaller lots to create a vibrant sense of community with plenty of public play spaces. It's a great neighborhood if "community feel" is what you crave.

Most homebuilders will have AWFUL reviews online just because people love to complain. Even the very best homebuilders cannot please everyone all the time.

What specific neighborhoods did you look at while you visited? That would help those of us not familiar with builders to be able to guide you as to neighborhoods that might fit what you are looking for.

If you don't have to have new construction, there are plenty of existing subdivisions in your price range (or even just below) that are perfectly lovely. Other than Baxter, most subdivisions will have quarter acre or third acre lots - which should provide plenty of space for your daughter to run around in the yard. I'd recommend most subdivisions in the Regent Park area of Fort Mill, Waterstone, The Reserve on Gold Hill, Knightsbridge, Sutton Place, Beacon Knoll, Lake Shore (in Tega Cay), and Lake Ridge (also in Tega Cay), just to name a few.

Thanks so much for those subdivisions. Don't need new construction; however coming from a house built in the early 1950's, it is very appealing. We will definitely take a look at the existing subdivisions you noted.

Most of the pre-existing neighborhoods in Fort Mill are no more than 30 years old, so they will still be "new" by those standards. We came from NJ where our house was built in 1935 and bought a pre-existing home that still felt brand new to us because it was certainly new compared to what we had been in before!

Some of my favorites are Bridgehampton, Springfield, Massey, Eppington South, and Waterside at the Catawba.

You cannot get into Waterside, Springfield or Eppington South for $350-400K, which is the OP's stated budget. All three are well above $400K.

Bridgehampton is in Indian Land, not Fort Mill.

Massey IS in OP's price range.

We live in Fallbrook and our neighborhood has decent sized lots and houses in that price range for sale -- not "new" construction but newer homes 2007 - 2015. It's part of the overall Regal Manor neighborhood. It's a great community with very social neighbors and young children.

What you'll find really depends on when you'll be moving. A house on the market now will most likely not be on the market in 6 months. The 350 - 400K price range moves fast in Fort Mill.

The lots in Whitegrove are decent sized and some of the larger homes in there go for over $300K.

If you are looking for larger lots and reasonably priced homes take a look at Lynnwood Farms.

You can definetly get into waterside at the Catawba for less than 400k. Home prices range from 250-600k. We built a 4 bedroom, 3.5 bath, 3400 square foot home for just under 400k. It's a new development so you would be getting in early eh oh is always good for value.
