Questions about older homes in Tega Cay?
Hello,
My husband and I are moving to the Charlotte area and looking at real estate area this weekend. We really fell in love with all the amenities of Tega Cay with the lake, club house, swimming, etc. I really like older homes, but they need to be kept up and updated for my husband to consider. Can anyone tell me about how the older homes compare price wise to all the new construction in Tega Cay? Is there a problem with construction on these homes that is holding the price down? How much have homes in Tega Cay appreciated in the last 5 years compared to other areas near by? If a yard has a lot of trees, are we allowed to take any down for more clear space but leaving enough for a wooded feel? Also, my 10 year old son loves to fish. What is the fishing like on Lake Wylie? My husband wants to make sure there are kids in the neighborhood. Are there a lot of young families in the older homes or are more people retired? We would love to have a small yard for a swingset, but that seems to be difficult in Tega Cay. Do kids have enough parks and nature trails and other kids to play with so that a personal yard is less important?
I know that these are a lot of questions, so thanks to anyone who can help.

The older homes within Tega Cay are usually on the lower side (pricewise)..but of course this can vary depending on the location (some are waterfront, and some have golf course views), the condition of the home, etc. Generally the older homes and lots within Tega Cay are smaller as the original intent was for vacation homes/2nd homes. Just like any where else you will find olders homes that have been well taken care of...while others have not (inspections are well worth the money whether the home is old or new).
As far as appreciation...I am Not a real estate agent..but I do know my home has increased in price since we purchased 4 years ago (I don't happen to know the percentage though). The homes that have seen the most increase in the last 5 years are anything waterfront.
There is an ordinance to protect trees that are over 4 inches in diameter (you can read more about that in Ordinance #77, Zoning, Section II under the Tega Cay website)
Ordinances
Within Tega Cay...there are several places you would be able to fish Lake Wylie (for catfish, crappie, largemouth bass, striped bass, etc.).
There are a ton of children within Tega Cay, young families, older families, empty nesters, retirees...in my view...just a real good mix.
Lots vary within Tega Cay..original homes generally run a little less than a 1/2 of an acre, the newer homes run around a 1/3 of an acre (some may have a little more, others a little less).

well, not really a pier...but at Pitcairn Park there is a boat ramp w/stairs to a small boat dock (there is an aerial view on the link below). You'll find kids fishing here (catfish mainly), and jumping off the dock into the lake.

There is a dock that you can fish from at Windjammer park, also.

lovesthecarolinas, thank you for all of your informative posts! We are currently living in S. Charlotte, but we are looking to relocate to Tega Cay/Fort Mill area to get more of a home town feeling for our 3 girls. So, if you were us, would you look around some of the older homes in Tega Cay or just buy one of the new ones in Lakeshore? My hubby is getting sooo over me dragging him around to every subdivision on the weekends! We have 3 little girls 5, 2, and 1, and I think Tega Cay would be an awesome place for them to grow up.

We relocated from CA and knew that one of the things we wanted (beside the usual...good schools, safe area, etc.) was a home with at least an acre of land. It was not until our realtor drove us thru Tega Cay that...that idea immediatlely flew out the window. It seemed to be so family friendly, loads of outdoor activities for the kids..and for us (and of course the lake is an extra added bonus). We were loving everything about Tega Cay and drove thru several times in the week that DH and I were staying here in the Charlotte area. The deal sealer was when we stopped to speak to one of the residents of Tega Cay...she gave us such a glowing report of the area..that we decided this was the place for us (as it turns out...the woman we spoke to...lives just a street over from us now  ). Four years later...Tega Cay has Not disappointed us in anyway.
As far as where we ended up in Tega Cay...it doesn't happen to be in the older section of Tega Cay Or Lakeshore. We are actually within one of the smaller subdivisions within Tega Cay...that use local custom home builders (a few examples: Seven Coves, Watertrace, Anchorage, Heron Harbor, etc.).
Not sure what your price range is...but if you can give an apx....I'll be more than happy to give you some suggestions in Tega Cay (or even Fort Mill).

We are flexible in our price range...we can go up to around 350k or maybe a bit higher...of course, it would also be great to get something for less and then upgrade if neccessary. We saw several homes in that price range in Lakeshore, but then I also saw a few older homes (I think there was one on Tana Tee Dr? What a cute name for a street!) closer to the water. They were built in the 70's and would need work, but that might be fun too, lol. I love Tega Cay though...everyone was so sweet at the Fire Dept. BBQ, and our girls had so much fun (even in the cold rain!).

If I were personally looking to purchase one of the older homes within Tega Cay...I would take my time...and then once (or) if I found something...I would hirer an inspector. There are a couple of homes for sale right now on Tana Tea...one I noticed was under contract...and I might also mention that there is a poster on this site...that just recently had an inspection on one of the homes (not sure which one) on Tana Tea...and the inspection turned out to be rather troubling for the intended buyer. While I do know folks that have lived in the older section of Tega Cay and our very happy with their locations and their homes....I am also aware there have been flippers that have come in too....so just use caution.
