I have a leaking "Superior C H of Rock Hill" roof less than 5 years old. Can I do any good through SCLLR?

We have built homes from 1200 sq ft single story ranches, upto over 12,000 sq ft lake front 4 story homes. you truely can customize your home just about anyway that you want. you can have any feature or option that you could possible imagine. we do basements, standard foundations, full brick, stone, stucco, hardy plank, full brick and the most common vinyl siding. i am not sure where some of the information is coming from but SCH does not offer manufactured homes, we only offer true off frame crane set on permanent foundation modular homes that are built to SC and NC Residential Building Code. Superior Custom Homes only uses 2 x 6 exterior walls 16" On Center(we do not offer 2 x 4 exterior walls at all), we use 2 x 4 walls 16"On center on all interior walls and all interior marriage walls where the house is joined together is wrapped with OSB to add extra strength to the home. The floor system is either a unified web floor truss system rated at over 200lbs per sq in or the tradition 2 x 10 floor joist 16" on Center. The roof rafter system is built to a minium 40lbs per sq inch at 24" On center. local code is 20 lbs per sq in. We only use hand rolled insulation, R19 in the 6 inch sidewalls compared to R13 in a tradition 2 x 4 wall, and R19 in the floors and we use R30 in the ceiling or 2nd floor area. we use R36 in the areas behind the knee walls that do not get covered by flooring on the 2nd floor. we use 30 years architectual shingles by Georgia pacific and we use Anderson, Moss, or Barrier windows. we offer all kind from single hung to double hung to casements, from all wood to all vinyl to vinyl clad. please go on my website at Superior Custom Homes - Main Page and you can see a wide varity of homes and many articles written about my company and you can see awards and all kind of neat information. you can watch a video on line about our company and even watch a 30 minute infomerical to see some of what we do. when it comes to customers like Kevin Blue, i am sorry to write that he is a very unhappy cutomer and that i will be more that happy to fully explain and show written signed documentation of both sides of this story. please call my office and set up a persoanl meeting if you are truley interested in the whole story. i will be glad to provide all information. i am very sorry that kevin is not happy with his home and i will be very glad to share with anyone all of the details to his not so one sided story. i will provide written and signed documentation to back my story up and i will tell both sides of the story with honesty and intrigirty, which after you see all of the facts you will plianly see that those are 2 qualities not Mr blue does not have in his story. i will be the first to tell you just like i tell every customer before they buy a home with us, there are 2 guarantees that i give. one that things are going to go wrong in the construction process, some big, some small, but the second is that no matter what they are i will guarantee to make them right. in a relationship there are always 2 people that have to hold up there obligations. in rare case people like Kevin do not hold up there end of the written and signed obligations. i will say this and close, i will be more that happy to put my side of the story to the test and see who a neutral party thinks is right or wrong. i have never sued anyone in my life and i will say thankfully that i have never been sued either. i have only had 2 or 3 complaints poste with the better bussiness beurea and i am proud to say that i was found in compliance with all complaints. I am proud to say that out of over 350 customers i only have a very small percentage of unhappy customers and over 50% of my bussiness comes from referrals from satisfied home owners. i will say that all of my customers experienced mistakes and dissappointments but before the home was finished and they paid in full for there home and occupied their home with their families they were made happy and i strive to do that with all customers not just 90%. it is my goal to achieve 100% customers satisfaction, i continue to make improvements with contractors, building materials, manufactures and anything that i can do to make the home building exsperience more pleasant and we try to give our customers more information that thay could possible ask for. i hope that my reply has been helpful to anyone who is concerned and i will be glad to anwer any questions in the future about my product, my company, and my customers. thank you and remember there are always 2 sides to every story. i simple ask that you get bith side and i trust that your decision will be one based on the facts and not lies or make believe stories. sorry for the typing and grammer, i am a much better speaker than a typist.

I read your blog and I truely just need your help. We got a home through you and we got hardwood in our kitchen and dining rooms only. We would like to go back now and finish the living area with hardwood. Can you check your papers and see what brand and color we have in our house? We originally chose laminates and ended up with hardwood so we don't really know. As far as satisfaction we love our house but were put through pure H to get it! Please email me at lucasandmadelyn@yahoo.com to give me info or get further!
Thanks,

N Jackson

not sure if you plan to do it yourself, but most hardwood companies that are good can tell you or can do a fantastic job matching it up.

Try contacting Outlook Flooring, (704) 395-0100. They were the company that did most of the flooring for Superior and should have your house address on file or at least your name. I would assume that they installed your original flooring. I used to be the secretary at SCH before I was let go due to the closing of the business. Hope that helps, I am sorry I can't help you with anything else.

All I'm going to say is the house was put together poorly, had many problems with during construction and was expected to absorb the cost of their mistakes. It cost me a lot of money to defend myself from the mistakes of these people. It also took forever to finish, the time it took to complete I could have had 2 houses stick built. This Company along with it's owner (Russel Smith) are very Shady. Don't just take my word for it, check them out for yourself at the Better Business Bureau. Rumor has it that the owner is going out of business to open up under another name, so be vigilant with any company you choose that he is not a part of it.
I really wished that you would disclose your actually name and location of your home and date of construction. This is Russell Smith himself, and I still have the same mobile number that I have had for over 10 years 803-242-0332 and I keep my old email russell@superiorcustomhomes so that I could recieve emails from old customers in order to help them with problems with there house that are in my conrtol. I am not disputing that you had problems with your home during construction because in the past 14 years that I have been in home sales I have never sold a home that did not have problems. The biggest problem with Modular construction is that your have to deal with any problem that the manufacture or contractor may cause. It may or may not be directly your fault but the blame is always your fault. Please reply on the forum and let me know what your problems are or were and I will pull your file and do the same to give both sides of the story and hopefully bring your misfortunes to an end. This will probably not change your opion of Superior Custom Homes or myself but at least you will have some solid answers. The first thing you will have to do is tell us your name and address like I have on the forum. If you want to warn people it would probably mean more if they knew who you were. Also I will be glad to meet you in person, I am the President of Operation for KLR Custom Homes, a custom Site Built Company that was formed on December 26th, 2006. Superior Custom Homes was formed on June 26th, 2000 and closed publically on March 15th, 2008. Superior was a Modular retail sales center that sold New Era Building Systems out of Clarion, PA and Carolina Building Solution out Salisbary, NC. I was the co-founder and co-owner with Michael J Faulkner. I ran the retail side of the bussiness and Michael j Faulkner was the licensed builder and ran the construction side of the company. It was not until July 31st, 2006 that I bought my partner out and became the sole owner of the company. In the nearly 8 years we were open to the public we build over 400 homes and maintained a very good repuation up until nearly the end. You can research the BBB, we were a member since 2000 and had no complants until out last year when things were near the end. I will admit that we grew to a very large company selling in excess of over 27 million dollars in sales and over 80 homes in our best year. This caused many growing pains and open the door for employee problems due to the size of the company and the lack of ability to keep a handle on the day to day bussiness. I am not making excusses for lack of performance or trying to make light of your problems, I am just trying to give you another view point. The one thing that I will tell you flat out is that I am absolutely not Shady, as for all of my previous employees I can not say that with the same conviction. In the 8 years and over 50 employees I have had all kinds and not all good. For the most part they were all good people trying to do their job with intergrity and compassion but people do make mistakes. If I personally sold you your home I am sure that you were told that there would be mistakes probably several, but in the end I would make them right if they were in my control. There are somethings that were out of my control such as manufactures warranties and manufactures defects because in the modular bussiness, you have a warranty from each manufacture and a seperate warranty from the builder. You also have a 2-10 warranty from RWC 2-10 warranty company, one of the largest modular home warranty companys in the world. I wonder if you have ever filed a claim and had a cerified inspection from the warranty company. I would assume not, I would reccommend trying that if you haven't, it may help you out with your problems if they indeed are covered under warranty. And for your information I did not close Superior until March of 2008 due to several reasons mostly related to Manufactures being sold to Champion homes and banks such as American Home Mortage filing Bankruptcy and not funding construction loans in process. Also I had bought my partner out in 2006 and built a neighborhood on Lake Wylie in 2006 with 18 homes. This 2 transactions did not leave us in a good cash position when the market turned and over 100 banks went broke and closed in 2007 and home sales nation wide fell more than 50%. I will not go on about all of the details, but I will tell you this, it would be impossible to close Superior and open under a different name when KLR opened in December of 2006. That is nearly 15 months before Superior Closed. Superior was a MODULAR company that built 60 to 80 houses a year and KLR is a STICK BUILT company that builds 18 to 24 houses a year. 2 completely different animals, sizes, shapes and even different industrys. KLR Custom Homes has over 20 customers living in the completed homes and all of them are 100% satisfied and KLR has no complaints with the BBB or the state LLR as you refered to ealier, and I agree please check us out. Our Web site is KLRCUSTOMHOMES.COM or call me at 803-242-0332 and you can come and tour 1 of our model homes in Lake Wylie or tour one of our current projects that we are building and yes I will let you talk to my customers directly to get the information right from the horses mouth(no punn intended). You can also go on the web site and watch the weekly updates of all current projects, we update the progress weekly with a photo library on the website for the whole world to see. Also prior to closing Superior I finished every single home and did not leave any customers out in the cold. I did not file bankrupcty and hide behind the laws that are there to protect the company and not the customer. Sounds pretty SHADY right, it was a morale thing, not a legal thing. I will also let you talk to the last 6 customers that Superior had and you can really find out what INTREGRITY means. Please call me if you have any questions or would like to try to resolve your problems. I truely hope that we can clear this matter up for your sake and mine. Oh yeah Merry Christmas and Go Cowboys!!

I am not sure who this is but Superior Custom Homes is closed as of March 2008 and is not open to the public. Therefore Superior does not build any homes anymore. KLR Custom Homes is a Custom Site Built Company that was formed in December 2006 to build Site Built Homes. KLR Custom Homes does not have any affliation with Superior. I did own Superior personally and I work for KLR as the President of Operation. Please feel free to call me if you have any questions at 803-242-0332 or email me at russell@klrcustomhomes.com or go to the website at KLRCUSTOMHOMES.COM Merry Christmas and Go Cowboys.
