Thanks guys! They are not taking contengencies on new contstruction either right now until you have a contract on your house...so hopefully we will get a contract soon!

Serenity Point with Ryan Homes is probably a much better deal if you are concerned about quality. Standard Pacific is nearly bankrupt and cutting corners left and right. My parents live in the Reserve and have had to beg and plead to get any of the warranty repairs done. Also the wood floors SP uses are junk, and they build on a slab.

We live in a Ryan Home and have been very pleased, they took care of a few minor issues we found and did a good job overall.

Interesting...where was it that you learned SP is about to be bankrupt, and how else, when there are no basements are floors supposed to be laid on other than slab? I think that building crawlspaces causes a lot more problems with critters and such, unless you want your parent's house to be crawling with snakes! There are only less than 50 lots left out of the original 294 at The Reserve. I think that they have a pretty good completion rate compared to other communities. My neighbors and I have not had any bad experience with getting SP to complete warranty repairs. Many times, they even repaired things we damaged on our own with no charge.

I also am surpised. Maybe the rumors have something to do with management changes in CEO (12/18/08) and recently CFO. I live in the back section and closed around Thanksgiving 08. Since moving in, I have seen them put up 11 new homes with the majority of them sold. The few spec homes they had when I moved in have also been sold. The ratio of homes still selling is doing better than other communities we looked at before deciding here (i.e. Vineyards, Massey, etc).

As for warranty things... Since moving in, I have only had a handful of issues and have had everything fixed. They have even fixed things that were supposed to not be covered. Yes, you might not reach someone when you call your issue in but I have always heard a response by end of next day. I have been satisfied with the warranty process. I have heard horror stories from other builders in our area.

Hi, I have never been to your area Tega Cay/Fort Mill/Lake Wylie. We now live in NJ and are thinking about relocating for lower property taxes and such. We will be taking a trip around October. Are there any nice local area motels/hotels to stay? Are there any active adult communities in the area? And are the RE taxes really low in there? Thanks, I hope to hear from someone who really knows the area well and can suggest the best areas to research. Pat from NJ

Hello!

We were in a similar situation a few years ago and made the move from western NY two years ago. I used this forum to help answer a lot of questions and then contacted a realtor who helped me from afar and then when we moved down. We rented for one year before we decided where and what to build.

First of all, Fort Mill has a couple of motels/hotels but you will find most of them down one more town south... Rock Hill. On the expensive side but good are Hilton Garden Inn and Courtyard Marriott. There are also motels like the Hampton Inn, etc. Do a Google search for hotels/motels in the area of Fort Mill and Rock Hill and you will see where they are located. I am not very familiar with the Lake Wylie area.

As for active senior communities, there are some around. The big one is Sun City Carolina Lakes. It is a bit south and east of Fort Mill. There are some smaller ones in Fort Mill and Rock Hill. I can't seem to remember the name of the one in Fort Mill (off Gold Hill Road)... but I can look it up if you get serious! The one in Rock Hill is called the Villages of India Hook. You can find them on the internet.

When we came down here we rented at a similar place to the Villages at India Hook... same floor plans, etc. but it was not age restricted. But, it has ended up to be filled with mostly transplants from the north and generally over 55. We are still active with the people there on a social basis. That place is Stonecrest Villas in Fort Mill.

I spent a lot of time on the internet looking at realtor.com for houses in the area and then rentals when we got serious. I also downloaded for free Google Earth. It is a wonderful resource because you literally look down from above and can see the areas with all the services noted... like restaurants, hotels, banks, churches, etc. I knew exactly what businesses to expect on the road near our rental before we ever visited here!

We ended up building in Rock Hill and are pleased with the move. We are in a housing development with all ages, but have found a number of older transplants like us here too!

Are the real estate taxes low in SC? YES!! We come from an area where the prices of houses were very reasonable but the taxes were very high. We have built a home twice as big as we had in NY and the taxes should be less than half of what we paid!

Gasoline is less expensive than in western NY but car insurance for us was slightly more. Be aware that there is a property tax on the value of your cars each year! I found that SC was lower than NC in property taxes, gasoline and income taxes. So, SC made sense to us!

One of the biggest pleasures (in addition to our new grandson who is here) is the weather!!! Fabulous!!

You might want to check out my neighbors home in Baxter Village.
It is a divorce sale and I know they just lowered the price.
It was appraised I think at 415,000 in January and I am sure it was just lowered to 375,000.

It is an beautiful very large home
