Default Equestrian/Horse Communities in Clover, SC?

Am living in Charlotte, NC, at the moment and am considering a move into Union County, NC (expensive) or Clover, SC. A few days ago, I visited a neighborhood in the Clover/Lake Wylie area named Meadowind. I totally loved it (tho did not care for the one single house that is currently available there right now).

What other neighborhoods have no HOA's or allow horses on the property?

Looking forward to hearing your suggestions!

Hey there lisaf - there are several communities around here where you can have Horses...such as the one you mentioned above. Off the top of my head there's also: The Hylands, and Derby Downs in York, SC. There is also Black Horse Run located in Indian Land. There is a community called Lynnwood Farms in Fort Mill (while you can not have horses on your property...there is an Equestrian facility on the premises). I do not know if any of the above communites have HOA's?

If you are looking for single family homes on acreage where horses are permitted (that are not within a planned community) that is also another option (generally the farther out you go...the more land is available and still within reason...pricewise.

Now if you are looking for a quick fix....may I suggest you come on down for a trail ride over at Anne Springs Close Greenway in Fort Mill (it is well worth it)!

Thanks Love! I am well familiar with the Black Horse Run in Indian Land, and always have my eye out for homes in there. Most tend to be quite small (avg. 2000 sq feet) and need lots of updating, but the price is right for an overhaul or addition. Houses rarely go up for sale in there tho.

I'll have to check out Lynwood Farms. I prefer a house where I can have the horse on my own prop, but will consider other a centralized barn in the right community as well.

I have seen Derby Downs, and I found it just okay. It's a bit far out there, and I've not heard positive things about the York HS for my kids. Haven't seen the Hylands, but will check it out as well.

I am definitely also keeping my eye our for homes with acreage that are outside of a subdivision, but there doesn't seem to be a lot out there right now in either direction. Still too early in the real estate season, I'm guessing.

Let me know if you think of others! Appreciate the advice.

There was just recently a 5-6 acre minifarm in Fort Mill off of Whitley road FSBO for $599,000, I think. It is a smaller house I believe but it has a barn and fencing and riding arena already and is in a very nice area with excellent schools.

And now that I think about it, there is an equestrian neighborhood similiar to Derby Downs but in Clover, SC. I cannot for the life of me remember the name. It is a fairly new subdivision (5-10 years tops I think) and lots range from 5-10 acres I believe.

A friend of mine looked at a house there about three years ago. I ask her what the name of it was.

Lisa,

I’m not sure if you are still looking for a farm, but a friend of mine lives in York, SC and I have a relative in Waxhaw, NC. Waxhaw/Union county is indeed nice, but I noticed that a lot of the new growth there isn’t really geared toward horses, but rather very nice subdivisions. Most of the horse farms you see there have been around for quite some time.

York on the other hand is ready to explode, and they seem to be gearing up for horses. There are new large estate lots going in York off of 49 that I think (but may be wrong here) are 5-10 acre lots. There is also another equine friendly subdivision in York going up near rt. 5 by Sutton Spring Rd. Plus there are plans for a new high school to be completed by 2010.

There is also an equestrian community going up in Clover, SC off of rt.55.

The Palisades are going to be having an equestrian center with small farms surrounding the center in ‘The Ranch’ subdivision; which will be the site of Charlotte’s 2008 HomeArama.

Just an FYI...lisaf ended up finding a place over in the Union County area of NC...but this is great info..in case anyone else happens to be looking for this sort of property.

Black Horse Run equestrian neighborhood in Indian Land near Charlotte was mentioned earlier in this thread, FYI now there are several houses on the market that have already been updated. We just put a contract on one in Sept. The neighborhood is older, but with that comes large lots (1 acre and up), tons of mature trees, and well built homes that don't have that cookie cutter feeling.

Best of all, the neighborhood is zoned to allow horses on your property! There is also a community stable and pasture with room for 7 horses, a riding ring, acres of open space, fishing ponds, and miles of riding trails meandering through the neighborhood.
