Serenity Point in Tega Cay and Ryan Homes
We are thinking of building a home in Tega Cay - Serenity Point a Ryan complex. It is fairly new so does anyone have any comments on it?
How about the schools in that area. It looks like it would be Gold Hill Elem and Middle and Fort Mill High. Does the elem school have before and after school? how about summer camps for kids on the Fort Mill area?

I went to see it in February. I was disappointed in the dumpiness of the surrounding area (maybe I just took the wrong road). And there's no pool. Nice spot, though, and an amazing model. In the end I went with Ryan's community in Lake Wylie -- Somerset at Autumn Cove. Same homes for less money with better amenities. All it's missing is a "Tega Cay" address.

We moved to Serenity Point last summer. We are enjoying the neighborhood, though it'll take a while to fill out. We have been very pleased with the schools. I am not sure about the after school programs so your best bet is to call the schools and ask. Please feel free to DM me if you have any other questions...

Much better location than Autumn Cove and the lots are twice as big. Shopping is developing nicely. Good builder, awesome model! Area around it is developing and will be like new in a couple of years. Lake Wylie boat ramp next to neighborhood.

hello! i saw your post on here and had to talk to you!
we live in NJ and have a contingency on a new home in serenity point, tega cay ryan development. might i ask you some questions?
how do you like the surrounding area? i was wondering about that road behind the development, dam rd? is it nice/trashy?
how many homes are now built/done? we have a contract on one of the lots on calming way (the third phase)...

Dam road is a little trashy but improving...
I drove thru last week and I would say 15 or so are completed.... A lot of open lots.

Dam rd is weird. Cute houses on one lot and trashy on the next. It bothered me when we were first looking, but it really doesn't bother me at all anymore. There are 15 homes completed, with 4 more houses in process right now and 4 more to be built as of my last check with the site map in the model. But that was probably 6 weeks ago. Evrything really slowed down with the economy, so like I said before it will be a while before it fills out. Otherwise, we have been very pleased with Ryan, the whole build process and their customer service. We love the location - being close to grocery, Baxter, the Rivergate in Steele Creek and Rock Hill and Pineville. We are 7 miles from my husband's work and 1-2 miles from my kids' schools. I use so much less gas than I did in TX! Feel free to send me a direct message if you have any other questions.

I've compared the same home plan with Serenity Point and Fair Oaks. There is a $70,000 price difference for the privilege of living in Tega Cay vs York County 2 miles away! That's right, seventy thousand.
I see nothing in the neighborhood to justify that additional cost. There are no amenities in Serenity Point - no pool, walking trails, playgrounds, etc. But the big one to me is NO LAKE ACCESS! That's right, no neighborhood access point to the lake. You'll live feet away from the lake and unless you buy a lakefront lot or make friends with one of those owners, you'll have no access to the lake. So, what are you paying $70,000 more for? On top of that, you'll pay quite a bit more property taxes living in Tega Cay versus York County.
My vote goes to Fair Oaks or another York County location. Save your money!

Fair Oaks is probably a better deal. I think it depends on the floorplan you are looking for. The 3 largest plans at Serenity Point are not offered at Fair Oaks...

My husband went into the model last weekend and the saleswoman told him there were a total of 28 sold (including the 15 already built), so it's moving along. Also, while only a few people may have direct access to the lake, there is a public access ramp literally around the corner from the neighborhood.
