If you're looking for something close to downtown and/or the beaches in the way of a condo, you have a few options in your price range.

Longboat Key
Beach Harbor Club on Longboat Key, The clubhouse has been newly renovated with a business center, library, catering Kitchen, bar, and conference room. There is a new fitness center (off the Club room), a heated pool, grills, and cabana. There is a deeded beach access with tables, chairs and umbrellas. Boat slips are on a first come basis for $165 a year, with a common fishing pier, a common kayak launch and common kayaks for use. The complex also features a wood shop (behind the storage cage building), car wash station and bike storage. They were built in the 1970's.

Inn on the Beach, Longboat Key. Located in the Longboat Key Club-a beachfront pool area, complete with poolside dining; six restaurants; a 10-room spa (facials, massages, body treatments, and additional services are available); a deep-water marina with 291 slips; 45 picturesque golf holes; 20 Har-Tru tennis courts; a state-of-the-art fitness center; and dedicated concierge service.

Longboat Arms, Longboat Key. 45 units on the bay. Built in the early 70's. Deeded beach access directly across the street, tennis, clubhouse, carport, heated pool, boat docks ($200 per year) private boat ramp to launch your kayak, canoe, etc. Buildings were painted and new seawall completed in 2012. New roof on C building 2013 and D building 2014. Swimming pool was completely redone in August 2013. Mid-Key location with easy access to Publix/CVS shopping center, Longboat Library, banking and Post office.

Seaplace, Longboat Key. Built in the early to mid 70's. 2 heated pools and spas, club house with state-of-the-art fitness center, a gulf side BBQ area and playground, tennis courts.

Siesta Key
Bay Oaks on Siesta Key, including a fishing pier on the Intercoastal Waterway, heated pool, tennis courts, recreational center, on-site rental office, picnic tables, grills and famous Siesta Key beach just a mile away. Built in the mid 1970's.

Bay Tree Club, Siesta Key. Built in the early 70's. Pools, boat and kayak slips on the Bay (first come first serve), fishing pier, private beach access, beach side storage cabanas along with BBQ and picnic areas. Rental policy: Seasonal rental one month minimum and off season two week minimum.

Anchorage, Siesta Key. Built in the mid 1970's. The Anchorage Yacht & Tennis Club community offers three lighted tennis courts, gardens overlooking the Intercoastal Waterway, two shuffleboard courts, Olympic sized heated pool, fitness room and Sauna, deeded Beach access, boat docks and low HOA fees.

Casa Mar on Siesta, built in the early 1960's. with 2 pool, 4 shuffleboard courts, a new redone tennis and pickle ball court and 4 bar-b-gue picnic areas and beach volleyball.

Island Reef, Siesta Key. 2 heated pools, tennis, boating (lifts allowed); fishing, Outdoor Grill areas, Gated Entry to and from the Beach, Clubhouse, Shuffleboard, Billiards, Fitness room, library, Free Wi-Fi, bridge, ping pong, Kayak storage & launch area, locked bike storage, sidewalks. In addition, this community is Pet and Rental Friendly and offers On-Site Professional Management and Maintenance. Built in the early 80's.

La Siesta, Siesta. Pool, clubhouse, shuffleboard, outdoor grilling and fitness room. Built in the early 70's.

Harbor Towers, Siesta. Built in the mid 70's. This complex has 2 heated swimming pools. One is a wading pool. The marina, fishing pier and lovely gazebo on a little island right on the water makes for a beautiful setting, 3 Har-Tru tennis courts are pristine-great for tennis players! There are 4 gas grills with tables and seating that provide a great space for enjoyment and entertaining. Inside on the first floor a large social room provides you with a large screen TV and kitchen. Also available is the exercise equipment room with and separate saunas for women and men. Great on-site management and rental department. This is a pet friendly complex allowing 2 pets. The complex is about a 15 minute walk from Siesta beach.

Coral Shores on Siesta, There are only 8 units in here. They have a community pool and were built in the early 80's.

Gulf & Bay Club, Bayside, Siesta. Built in the late 80's.Two pools, BBQ Grills, two tennis courts, fishing pier, walking trails.

Midnight Cove Bayside, Siesta Key. Built in late 70's. Midnight Cove (not Midnight Cove II) is a Gulf to Bay complex that offers two lighted tennis courts, clubhouse, fishing dock, boat docks available for lease, eleven acres of lush, tropical grounds, gas grills, picnic areas, Gulf side pool and Bay side pool, private beach access to Siesta Key. Beach chairs and umbrellas provided. Owners are allowed to have two pets with no weight restrictions. Walking distance to shopping and restaurants. Excellent rental program with a one-week minimum.

Midnight Cove II, Siesta Key. Built in the late 70's. There are tennis courts, basket ball court, heated swimming pool, barbeque area, clubhouse, fitness center and boat dockage for lease. The beach access is deeded. Midnight Cove II recently added pavers throughout the complex. If you choose to rent out your unit, minimum rental period is 1 week, which can be arranged by the onsite management.

Moorings, Siesta Key. Built in the early 80's. Complex is walking distance to Turtle Beach on South Siesta Key and 3 restaurants. The complex is a low rise buildings with only 17 units. Beautifully landscaped with mature trees and planting throughout. There is a heated pool and grill area with water views.

Palm Bay Club, Siesta Key. Built in the mid 70's. Day docks, fishing pier, heated pool and large custom hot tub overlooking the serene bay. Private beach, a heated swimming pool, fitness center, recreation lounge, and lighted tennis courts.

Peppertree Bay, Siesta Key. Built in the early 70's. Short walk accross the street to Siesta Key Beach and 2 heated pools with clubhouse and tennis courts.

Sandy Cove I, II, III, Siesta Key. Built in the early 70's. Fishing Pier.

Sea Winds, Siesta Key. Community pool and across from beach access #12. Built in the mid 70's.

Siesta Beach House, Siesta. Built in the late 1950's.

Siesta Harbor, Siesta. Built in the late 1960's. Deeded beach access across the street. Heated pool and spa, updated clubhouse, library, private gym, two saunas, fishing pier, shuffleboard courts and on site management. Boat slips available for under $500/year. This is a 55+ community. Monthly rentals are permitted.

Whispering Sands, Siesta. Built in the early 1970's. Private beach and steps away from a private tiki hut and shuffleboard courts. Whispering Sands recently resurfaced the pool area, and updated the clubhouse with new state of the art exercise equipment. This condo complex just had a new roof installed, new tile throughout the hallways and common areas; and new plumbing.

Downtown Sarasota area
Citrus Square is in the downtown Sarasota area. Built in 2009.

Central Park in downtown Sarasota, Built in the mid 80's. This community has a dock and a pool.

Essex House downtown Sarasota. They have a heated saltwater pool, fitness center with saunas, redone lobby and club room with kitchen, and on-site management. In unit washer/dryer. Secure parking under building. Built in the mid 1970's.

Gulfstream Towers, Downtown Sarasota. Built in the mid 1960's. Heated pool, lounge, gym, library, onsite management.

Hudson Harbour, downtown Sarasota. Built in the mid 80's. community pool.

Hudson Oaks, downtown Sarasota. Built in the mid 80's. Has a community pool.

Sunset Towers, Downtown Sarasota. Built in the early 80's. Heated pool overlooking the bay with private beach.

Morrill Enclave, Downtown Sarasota. Built in the late 50's. two blocks south of main street between Orange and Osprey. There are a total of 12 units with two units per building plus a laundry facility. The property boarders Laurel Park and is just around the corner from restaurants, shops, the farmers market, galleries, Whole Foods, Sarasota Bay, Burns court, and much much more. All buildings received a new barrel tile roof in 2014 and the exterior of every building was freshly painted in March 2015. Upcoming projects include new windows, sealing the parking lot, improving the landscaping, and adding a gate with access to Laurel park.

Sarasota Harbor, close to downtown Sarasota and the beaches. Built in the early 60's. The Sarasota Harbor is a 55+ community and has many amenities including shuffle board, heated swimming pool, great club house with full kitchen, covered assigned parking and boat docks for an additional fee.

Renaissance I, Downtown Sarasota. Built in the early 2000's. Lobby, 24 hour concierge, and resort style amenities including a stunning pool & spa, saunas, guest suites, massage rooms, a fitness center, a club room with fireplace, and a business center. Two pets under 30 pounds.

Lido Key
Lido Ambassador, Lido Key. built in the late 70's. Beachfront pool, his/hers fitness rooms, sauna, billiard room, shuffleboard.

Lido Dorset, Lido Key. Built in the early 60's. Community pool.

Lido Harbour South, Lido. Clubhouse and heated pool. Built in the late 60's.

Lido Presidential, Lido. Built in the mid 60's. 40 units across from the beach.

Lido Regency, Lido. Built in the late 60's. Fitness center, community pool & spa and steps from the beach.

Lido Surf & Sand, Lido. Built in the mid 70's. Building features on site management, updated fitness room, pool and heated spa.

Lido Towers, Lido. Built in the mid 80's. Pet Friendly, Deeded beach access to Lido Beach. Excellent rental program with one month minimum, 12 times per year, secure & gated complex. Assigned covered parking. Barbecue area for grilling.

Pelican Gardens, Lido Key. Built in the mid 60's. Heated community pool.

The Presidential, Lido Key. Built in the mid 70's. Deeded beach access. 40 units. Community pool.

Pier 550, Golden Gate Point. Built in the late 50's. Community pool.

If you've been on the board for any length of time I'm sure you've heard that you need to look at the last three minutes to the meetings to look for things like upcoming assessments and just in general what has been talked about in the complex. You need to get a copy of the budget so you know if the complex if financially sound. You also need to request the amount of delinquent condos. If you have a lender involved they will require some of these documents. Getting a copy of the condo docs is also important. You need to be comfortable with things like how frequently they allow rentals, what their pet policy is and things like that.

Here is a link to the local MLS so you can research the various communities: www.myfloridahomesmls.com I you don't find anything in one of the communities that I listed then there probably is nothing at this time but I tried to list most of the communities that have something or could potentially have something in your price range.
