Please don't tell me it is my house.. We are needing to relacate very badly... I would just be devistated if it was my real estate agent.. I would be willing to show my house without a real estate agent if needed to be... We have had it listed for two weeks so I hope with all of my heart she is doing a good job... Please let me know if it's any home in the Calera AL area?

My Broker would choke me if he even suspected that I ignore calls. The only explanation I can offer is that there are so many flakes out there. I don't know where they come from. But every day it seems a brand new realtor with a brand new license emerges from the cabbage patch. But don't be too disheartened. There are still a good many of us who know what we are doing. And I think many of the newbies who signed up to ride the BRAC Wagon will fall away soon enough. Until then, buyers will just have to do a little weeding to find a good, full-service realtor.

Okay, a question for all you realtors out there who have stated the industry seems to be flooded with noobs and flakes. What is the best way to go about finding a good "real" realtor then?
Do these realtors possess a resume of sorts? What are some good questions to ask that will weed out the part timer/inexperienced from the more reliable ones?

I've never really actively sought out an agent. When I bought a house in St. Louis, we just used the seller’s agent. When I bought my house here it was a for sale by owner type deal with a friend.
When ever I've looked at homes I'm interested in I've always just called the number on the sign or in the online ad.

If I'm in the market again (hopefully in a year or so) I might do better to find someone who will act on my behalf.

We found that buyer's agents and brokers offer little over what can be found online and in ads. The only strong benefit I can see is that some might have access to exclusive listings that haven't hit MLS or the general market. The rest is simply covering the laziness or ineptitude of the home buyer.

There is no substitute for work by the potential home or property owner, and finding property should, IMO, be considered a full-time job for at least a couple of weeks. The amount paid for a home, and the implications of making an un-educated choice, amount to a figure that can easily top a few years worth of salary. It amazes me how little effort most people put into making a wise choice. I don't exclude myself from that list, and I was just plain lucky on a couple of homes that I bought when I was younger.

Seller's agents are another matter entirely. We chose an agent that obviously was hungry for listings and had placed an innovative door-hanger on our door. Before listing, we asked for a presentation of what would be done to sell the home. We also were pro-active in getting proper photos in the listings and pricing the house aggressively compared to comps. We sold in less than two months in a down market, where other houses had been on the market for a year or more.

A good buyer's agent, combined with an informed and active buyer, can be a formidable team. Laziness or ineptitude has nothing to do with it. Insider trends and the state of the market and rumors about that house are things you just don't pick up by reading City Data or the local newspaper, and don't expect the seller's agent to tell you a thing they don't have to. Zillow is NOT an accurate source of property value information.

4 times I have purchased a home has been either remotely or while new in town. All 3 of 4 times I had very good agents (not necessarily on the first try!), without whom I simply could not have found the right home. On the other hand, I sold 2 out of 3 of those homes to very hungry but inexperienced buyer's agents with first time buyers. The buyers paid far more than they should have and neither did their due diligence nor had an agent who did it for them. I never misled them or hid any problems... but I could have.

yes its a real problem. its called double ending. if i talk to somebody agent or client, it means i am gona have to split a commission with somebody. but if i get the listing and sell it its all mine.

true story,
i will leave the name of the well known agency out of it to protect the guilty
when i was an agent my own sweet manager/boss would not return my calls when i had qualified buyers for fear of having to split commission.

Hello I'm a realtor and I think you would be better off to contact a realtor that does not have the listing that you are interested in. Call a realtor that is interested in helping you with any home that you are looking for and please stay with one realtor as all of them can give you the same information on any home.

Default Suggestion from a Realtor

I've been reading everybody's responses and everyone has said the same thing about the "listing agent" not responding to the calls and all you want is the address so you can do a drive by. Why not interview an agent to represent you? Have your agent get you the information. A great site to check out to help you find an Accredited Buyers Representative is the REBAC.com website. These are agents that get additional training to help meet the needs of their buyers.

amen sister! I'm in a BRAC region as well, and about half the agents around need to go back to their day jobs! They are the ones that give us the reputation that is slightly better than a used car salesman!

Go check out the website REBAC.net. It is the ABR (Accredited Buyers Representative) website. These are agents that took the time to get additional training on how to effectively represent their buyers. I think you'll find a good agent there.
