Can anyone supply info on home insurance rates for Fairhope, Dauphne area? Around 150-200K home coverage. Dreaming of retirement in that area.

It should be between 1100 and 1400 dollars....provided the home is not on the water. It's a wonderful area for retirement...specially Fairhope, as it has a real town area and a beautiful park/pier. Good luck and come on down!!!

$2200 a year, 3/2 brick veneer 1369 sq. ft. in Daphne. It's ridiculous here...and that's after I swapped to go to a lower company. The wind coverage is what gets you. If you stay north of I-10, you can probably get in the $1400 range.

I shopped around for a couple of days when I was in Gulf Shores last year. I focused on Fairhope, but it was a long haul from where I was staying, so I didn't get much accomplished. Anyway, I did a little research and found this answer:

"it depends"

If you call an insurance agency, you need to have a specific address. It's not much different in Florida, because construction is so important. In Southwest FL, for example, there is a big difference between a concrete block home and a wood frame home (insurance-wise, that is) I noticed a lot of brick homes in some of the Fairhope neighborhoods I drove by. The roof style is also important because certain shapes resist wind damage better than others. Example: A hip roof has more slopes so it might hold up better in a storm than a gable roof.

There are several newspaper articles you can find on this subject with personal stories about insurance coverage if you search online.

Do you also have flood insurance?

RE: Wind coverage. I'm not sure if Baldwin is an area where you can get separate wind policies, but here there are counties where a homeowner will buy coverage for fire, theft & liability from one agency and get wind-only from Citizens. In some coastal areas, that's the only way they can get affordable wind coverage.

Not sure if Alabama homeowners have the same option.

No flood insurance. I'm 141 ft. above sea level even though I'm 2 miles from the bay. Daphne/Spanish Ft./Fairhope are on a bluff, high and dry for the most part.

Default Homeowner policy

I was an agent for several years and have worked that area. I also have family that live in the area. The premiums are very high, and if you ever have a claim, they're even higher but, you need to realize what companies have paid out due to hurricanes. My advise would be to rent or pay cash for a mobile home. You can get exwind policies. They won't pay for wind damage but, will pay other claims, and are much more affordably. If a hurricane blows the mobile home away, you won't be out as much as you would in the other circumstance. Just a suggestion.
