Hello fellow Alaskans,
I am looking to buy a rural piece of land within the next couple months here. The dream is to live on it full time and be completely off any grid. That being said, I'm having a hard time finding anywhere without property tax. I've saved up $35k for land cost.
Also, if you do own land, how do you pay property taxes? I'm not exactly tech-savvy nor do I wish to be.

You haven’t looked very hard. Lots of land outside of borough boundaries that aren’t subject to property taxes. Not going to do your homework for you so keep searching.

How to pay? Well, you get a bill. Cash, check, perhaps CC.

In my area, Gustavus is the only place I'm aware of with no property tax. However, I don't know if $35K would allow you to be a player in their real estate market. Probably not.

Land in the "unorganized borough" is not taxed. It's a big area, primarily in the middle of the state.

Realtor.com does list a couple of parcels in Gustavus for $35K or less but they are quite small. If you were planning gardens/livestock not much to work with. If the parcel listed on Steelhead is the one I think it is, I know that spot fairly well...doubt you'd want it. It's a corner lot on a fairly busy road (in summer at least) carved out from the surrounding developed parcel. Still can't believe the owners of the time who subdivided it ever tried to get any money selling it off. They weren't known for their brains. One feature it does have going for it...no need to slog on foot for miles to reach it.

As for how I pay my property tax, I get a paper bill mailed via USPS from the borough once a year. There's an option to pay in one or two installments.

Parts of POW have no property tax, but land tends to be expensive here.

I don't have property tax, but I pay other bills online.

You have $35K for the land. Hopefully you have that, and that much more, saved up to improve the land to make it livable.

Alaska is big. Where do you want to live?

How big of a plot are you looking for?

Does the land need to be buildable? How accessible? Do you want road access? Grid electricity?

Chuck Klee has some lots listed in Thorne Bay. Not so cheap but maybe a better investment in the long run.
