Hi folks, thank you for updating the forum and the Alaska pictures. I miss Alaska a lot and I’m thinking these days for a step to get closer to it 
I have been twice in Alaska (Denali) in 2003 and 2006 and since than I'm dreaming for a investment property that I can visit every year. I love fishing, wildlife viewing and all kind of outdoor activities. I prefer a lot with or without cabin that is close to good fishing and accessible by car in the summer.
Can you guys give me some advice for some good areas for investment and some real estate companies, which I can trust?
By the way, considering the situation in the lower 48, how are the prices of the real estates in Alaska-are they going down in the moment? Should I wait or buy now?

You might poke around here Peninsula Clarion and check the realtor links. The peninsula is totally engulfed in sport fishing.

I can recommend 2 Realtors I know personally. Both are honest, hard working and know what they are doing.

Febra Hensly at Freedom Realty and Jean-Ann Henry at Stenga Realty both are in Soldotna. I would also suggest that you check out the Alaska MLS. This has all listing from all realtors. Let me see if I can find some links for you.

Craigslist is a good place to look craigslist: alaska classifieds for jobs, apartments, personals, for sale, services, community, and events

The Kenai Peninsula is Alaska's sport fishing capital. So you might start your property search there. Another good fishing area with road access is along the Parks Highway from Palmer to Cantwell. Most of the tributaries that flow into the Susitna River usually have pretty good returns. Although, the Deshka River was closed early this year because the number of returning Kings was not sufficient. That does not happen often.

Thank you some much for the links. Really appreciate it. That’s what I need. Have been looking in Craigslist for a while, but it's hard to get closer idea for the property by the pictures and the description only. I need someone who knows the area and the potential.

Glitch,
I'm planning to visit the Kenai Peninsula in September i everything goes well. I was thinking for the Talkeetna area, close to Montana creek. Fished there two years ago and it was great.
Also Seward is supposed to be an interesting place.

Do you guys think that it's a good idea to buy a property in AK right now or two wait for a while?

That's the question. Actually, it would have been good to buy property in 1990.

Other than that, it is probably best to buy the property that you want, negotiate the best price you can, and then forget about what you paid for it. If you keep it for a long time it won't matter much whether you paid a little too much for it.

I bought property in 1991 and like Marty said it seems to have been the low right about then. Prices around Kenai have not gone way up but seem to be steadily increasing. Seems to me if if there is a gasline project, all property on the railbelt will appreciate significantly. It did in the 70's with the oil pipeline. Might be a good idea to buy sooner rather than later.
If you buy off city water and sewer, you might want to inquire about water quality and do a perk test. Also, getting electric to some property can be really expensive.
