Those from elsewhere seem to like it better than natives, which is quite unusual in my experience.

Your entire post was great, no need to apologize for a tangent; I thought it was relevant. I quoted the above because I think most people forget how important this is to quality of life. Almost human nature, how we gravitate to the negatives instead of the positives.

I think the reason the high end homes take so long to sell up here is because there is simply more supply than demand. Certainly we have some uber wealthy residents, just not that many in my opinion. The homes in my neighborhood are between 4 and 11 years old. Every one that has gone back on the market has sold at a sizeable loss. I don't live in one of those wealthy neighborhoods, but I would say it's on the high end of middle class. My home was built to accommodate my husband who we expected to be wheelchair bound soon after building. So we kept that in mind, and paid much more for amenities that would aid him. He passed 3 months after moving in & I know I should have sold right away...but shoulda coulda woulda. Point being that the median cost of a home in the Capital Region is solidly middle class - everything else will sit or sell at a loss. Just my two cents.

I don't know about Onondaga Hill being "ratty", given that the area has been growing and has areas with 6 figure median household incomes.

What about areas of East Greenbush, Bethlehem, Voorheesville, West Sand Lake, Latham or areas of the cities like Whitehall and Buckingham Lake in the city of Albany?

We are also non-natives, moved up to Saratoga when we retired. We love the area, it has everything we could possible want, inexpensive real estate, IMO reasonable taxes, no congestion, etc. Real Estate taxes? We lived in a townhouse in NJ, no land, and paid $8K a year, plus almost $400/mo. in maintenance.

We have several friends who moved to SC and NC and although the real estate taxes are much lower, they pay $$ in several areas we don't (personal tax, tax on military retirement, ex.) and guess what? They are no happier there than they were here. Go figure.

East Greenbush and West Sand Lake have some nice houses but I think fewer of them, proportionately, are in the high price range than Saratoga County. Bethlehem is a well-off town. I thought Voorheesville was woodchuck country but that probably has changed since I was there. Haven't been in Whitehall and I stay out of Albany except around Everett Rd.

Pretty much everyone I know who has a job commutes 30 minutes or more! I used to commute 45-60 minutes each way and I was attending a local community college.
